I think that they want to offer it as a way to differentiate themselves from other banks. It is something they can advertise as a reason to bank with them. They also offer one day leniency on being overdrawn.
That makes sense. No issue as long as there are no fees involved at all.

Form my corp. it will be a hybrid model with a a couple of day working from home. However, Sr. managers are worried that large percentage of people do not want to return to the office at all. There have been surveys and the productivity, engagement and communication levels are the HIGHEST ever. That leaves Sr. management with limited arguments to ask people to return to the office. There's a brewing upcoming battle (what's new these days?) between those not wishing to return to the office and small group who want to go back 5 days a week. Pre-Covid days the small group saw to gain career benefits by staying late in the office and by virtue-signaling to everybody around them how many hrs. they spent at the office. The 4 options offered are very different from each other.

I suspect that you have a particular predilection for Real Estate investment as you list purchase of raw land and fixer upper as options.

Maybe you should explain in greater detail what are your expectations in terms of RE investing and then ask experts in that asset class if your thought process is accurate.

coming off lease.

2018's under 30,000 miles, CPO, are priced between $50 to $60K.

For that price, I wonder if I should buy new. It could be a good deal if it lasts me 20 years.

Most parents, IMO, vastly overestimate the effectiveness of what they "teach" their kids about finance. Many families have multiple children who grew up together in the same household, with the same parents, yet have very different approaches to money. I agree with this statement. If you could "teach" finance, couldn't one also teach "success"" or "wisdom"? Yes, finance and wisdom are very different things, but in reality many in here use "finance" to mean an outlook, a particular philosophy about money. Many seem to assume that their kids qualify for financial aid.

If all qualify for financial aid, where's the money coming from to pay for such aid? If nobody pays full ride, where's the money to pay for the University expenses?

Isn't more logical to think that in fact most students pay full ride and few qualify for aid?

Pretty sure these things are related and the strong rental market is driving higher purchase prices. However given finite supply, increased WFH even after things are back from normal, and how COVID has driven Americans back to nature, is it possible that we’re still in the early innings of this price rise? I'm not sure what innings we're in ... as strongly believe any market is unpredictable. However, we made a decision to sell our vacation home last week. It is in the California Wine Country next to the Russian River. 550 sq ft, 1B/1Ba, remodeled 6 years ago, 6000 sq ft lot, listing at $469K. Bought for $170K in 2012, and put about $55K for upgrades. We'll see what happens! Quick update. Received offer for $476K within 12 hours of listing...

My father in law was very frugal and for him family vacations were out the question.

His outlook with money changed as he became 70. As old age approached, he noticed that he amassed plenty and wanted to spend money, travel, have a good time.

Problem was, due to their time commitments, family members couldn't or wouldn't travel with him. Argentina, Wimbledon, China, were trips he had to do by himself. He was trying to recruit people to go with him to Olympics in Japan, etc.

Now he's pushing 80 and never got the Mercedes Benz he always wanted. Not for lack of money, but because what's the point now.

The majority of us won't be young forever.

We operate based on financial conditions.

If the economic situation is great we rush to buy stuff, including houses and equities.

But if the economic situation isn't good, we dump stuff, including houses and equities.

It takes a while to realize that instead of buying high and selling low, one should sell high and buy low. :)

Cold feet is understandable, but I think that the purchase can still go forward. The appraisal is just one of many factors and does not take into consideration current market conditions.

Continue with the purchase, make it work. You will come out OK if you stay in the house for many years. That will be the key factor at the end of the day.

A $200,000 project requires an Architect.

"Major" projects are not the time to be cheap, otherwise it could end up being a very costly mistake.

The contractor should price the specs provided by Architect. Specs will not only be esthetically pleasing, but also functional according to your needs and meeting local construction codes. Finally, architect could verify the work done by contractor.

We are not fence people but realize many people like having a fence. Our back door neighbor installed a fence about a month ago. It is a nice, low maintenance fence. It is about three inches inside his property line. The conundrum is he hasn’t removed the property line marker stakes or trimmed the grass growing underneath the fence on our side. I assume he doesn’t need the marker stakes but we don’t feel it is appropriate for us to just remove them. Also, how do we approach the grass maintanence issue on our side of the fence but his property. It goes without saying that anybody should look for the best fit for themselves. The way I see retirement is like a pregnancy, either you are retired or your aren't.
Either way is fine, but I can't understand the I'm retired while working. Or working while retired. It just sounds like a contradiction in terms. Perhaps it is more accurately to describe it as partial retirement or partial working.

It is even more confusing those looking forward to retire so that they can get another job. :shock: As in, I'll retire next year but don't know what to do with my time so will find another job. So, maybe, you aren't really retired?

I've not read all the posts, but I will state the obvious and say that a $3M goal may be doable for most, but it is far easier for some. Most who frequent this board are well off or very well off and for these folks a $3M goal is very doable over time, but not all here are in that boat. Perhaps most who aren't could still get to $3M with enough time and/or sacrifice, but a lot of comments here are somewhat judgmental of those who see it as a lofty goal. 30 yr mortgages make no sense. Housing prices would collapse if the maximum tenor was, say, 5 yrs. Why don't 30y mortgages make sense? Houses last, even without much maintenance, at least that long. One could also reasonably expect that 30 years represents an average length of time someone might inhabit a home and still be working to pay the mortgage (age 30-60). The fact that people move more frequently than that is irrelevant. If anything, I expect the US will start to see 40 or 50 year mortgages soon, like other countries already have. A shorter term would probably lower prices overall, but it would also price more people out. There's some minimum it costs to build a house, and that minimum is larger than almost anyone could afford paid...

Housing has become the new college tuition.

Back in the day you bought a house cash, or with little debt. Same as as college tuition.

Then, the financial system found out that lenders would benefit to lend you to go to college. The unintended, or intended, consequence was the tuition skyrocketed. You maybe didn't have the money to pay a massive tuition, but lenders are hungry for your business.

30 yr mortgages make no sense. Housing prices would collapse if the maximum tenor was, say, 5 yrs.

Bubbles are ALWAYS generated by the lender.

I'd take moral issues out of the equation. Investing, including leverage, is a financial tool not a moral one.

Some are comfortable with risk and leverage, some aren't. Neither is good or bad. Each market participant bears the consequences of their approaches.

Life is a series of choices and you need to decide what your priorities are and what you want the most. Is it a good school for the kid? Is it to live in the same city/state you are now? Is it to build equity and not "throw away" money by renting? Is it to keep your current job? I do not understand why BH prefers saving for college in taxable over 529. You've got 18 years for that money to potentially quadruple. Why would you keep that in a taxable account? No, the kid might not go to college but it's fair to assume he or she will, and I damn sure wouldn't want finances to be part of the decision. For me the 529 is my single most important investment account. Remember that your timeline is probably shorter than your retirement, and as you get closer you really need to watch your asset allocation. Crypto is an asset class, but the constant peddling of it is very annoying.

I just watched and enjoyed THE KENTUCKY DERBY. Horses is an asset class but nobody is peddling it constantly.

Certain times of the night are inundated with TV commercials peddling gold coins. I wonder if that's the next step to peddle crypto.

Glad to hear about the Miami race, but I think it's a shame the old school US tracks can't be used as a practical matter - too small, too many expensive mods needed, not located near population centers, etc. I'm thinking tracks from Laguna Seca to Watkins Glen to Sebring. F1 has curbs smaller than the bumps at Sebring. Several years ago it was rumored that street track race, a la Monaco, could come to NY on the NJ side. I think OP's question is precisely how to protect a retirement portfolio during retirement to avoid having to return to work. "Find a job" is not an answer to the question.

It is also unrealistic for a 80 or 90 yrs old.

How realistic are those scenarios? Divorce rate is about 50%. Death rate, I think, is a bit higher.

Just watched Margin Call (2011). I saw it but didn't care for it. A bunch of unsympathetic characters who caused a great deal of suffering to others and ended up very wealthy because of it. Much better in my opinion, but a different movie, was The Big Short. Light comedy-drama. Strongly recommended. I liked Margin Call a lot, and also The Big Short . I think that they are currently available on the Peacock and Pluto networks. But I think my slight favorite in this general genre is Too Big Too Fail (HBO). Last night DW and I watched and enjoyed WeWork: Or the Making and Breaking of a $47 Billion Unicorn a new movie on Hulu. Very timely, given WeWork's second attempt at going public. I liked Margin Call too, as well as The Big Short. Watched...

Holy mother of... I'm glad I checked this thread again. I had forgotten all about my Doge play and checked it today and it has mooned. Thanks for the heads up...I might take some off the table now.
