Just a thought, since you mentioned not in US anymore, is there an option to use the local bonds from where you are? For e.g. some places are still offering high yield in local currency bonds, I have seen as high as 7% for senior citizens. Big risk being it is in local currency not $.

I know it is frowned upon here, but if you are interested in Real estate, depending on your net worth, owning single family home and renting is still a very good if not the best way to start investing in Real estate. If you can also house hack on top of it, it is even faster way to add to net worth....

Finding this is what stopped me from going in, had checked everything else about a storage facility fund, really liked all the numbers. But the hassle of tax time, really made it look like a lot more active investment then passive one.

2 to 3 years, CD is only viable option. Anything else(like 3 fund portfolio https://www.bogleheads.org/wiki/Three-fund_portfolio) or even 60 Stocks/40 bonds not a good idea for 2 to 3 as you can probably in loss around the time you need the money.

I dont like leverage. We have couple of Single family homes and have them paid off, it does make it difficult to avoid taxes, but also helps us being more selective when we are looking for renters, and did I mentioned no mortgage

Rate of return increases with rate of risk. Short of CD, there is not much else, especially for 1 year. A 60/40 Split(60% stocks and 40 bond), is probably safest choice, but definitely higher risk then CD and far from being a safe/sure bet.

With mortgage rates so low, if you are ready to buy a home, buy now. If you are renting any payment is going towards someone else's mortgage, when you could be building equity for yourself.

With yields high, I plan on holding, otherwise you will be taking the loss. I think with higher yields, holding it as planned should compensate for loss in value. Since these are 20+ years, no point selling due to 6 months or less of downturn.

From my basic understanding, when I got long term bond, it was for 20+ years, so for variations short term will not worry too much. That's because the stock fund will pay a low yield of mostly qualified divdends that are taxed less than interest and return of capital is not taxed.
