At 51 and 67, we have discovered Miranda Edmond-White and find her approach straightforward and easy to do at home. The most basic stretches relieved long term back pain that months of physical therapy didn't touch. She has a long running show on PBS and a good book "Aging Backwards".

If you have hard water, I would not recommend replacing with tankless. Research this thoroughly if you are inclined to go in that direction. Our power vented water heater gave up last year.
