Mine is between 12-15 years, you can go longer if you live in sunny climate. May be shorter If you live in the rust belt, the engine will still be solid but my Toyota and other japan imports seem to rust faster

buying as truck these days is good since gas price is still low.

When I looked at trucks when gas price is over $4, they are not selling even at a low price and I bought an SUV instead, they are also heavily discounted during that time. Prius and small cars are in demand.

Cut the cable, you will not miss it after a while and linit the kids activities for now. That will free up some cash. When we were looking for one, we bought a basic HE washer (top loading) and dryer combo with rotary dials.

most of these new products comes with electronic displays, touch, etc.. that i dont like. electronics dont mix well with water/moisture/heat

if you are moving in the next five years then it would make sense to just keep the cash for transaction fees on next house.

OT: is PMI calculation location specific?
I have the same 10% downpayment as OP and lower loan amount, but im paying 2X the PMI!

I usually have them check the battery when I rotate tires, its free anyway if you bought them at the warehouse club. otherwise it gets replaced when it is slow to crank.

not sure if some manufacturer use more electricity, one car lasts 5 yrs while the other got 8 yrs. fairly close year model

friends have been buying new and was surprised with all the incentive they get that buying used does make little difference, plus the interest rates they get is like 0% or 1% also, you usually buy new tires and change brakes in a few months if you buy used and you dont know the history of the vehicle.

I buy from warehouse club, offers usualy $60-$70 for set of 4. Usually michellin, goodyear and bridgestone

Free rotate and balance for life of the tire.

Also from local tire shop if they have good deals, it costs more but comes with free front wheel alignment

Never heard of earnest money before, must be common on some areas.

I placed a small amount for earnest money based on realtors recommendation to show that we are serious buyers. My initial thought was when you put an offer to a house, aren't you serious already?
