How is this thread much different than the “why are you not investing in rental properties?” one that was closed a couple weeks ago? I love RE and have half my net worth in rentals but these threads are just a little strange IMO. OP you know there are other real estate investing forums, right?

I am generally aggressive and would definitely sell in this scenario. Non Covid world I’d be okay with letting at least some of it ride. You don’t want to watch housing prices go down 15% and miss out on a deal by having your down payment holding you back.

If your income is stable and you have ample reserves, I don’t see anything wrong with levering up to 50% LTV or so to invest in a diversified fund IF you have a fairly long investment horizon for the money. The VCs that get access to the best deals have plenty of institutional money to play with. Taking retail money would be an unnecessary risk for those with reputations to protect and don’t want the pitchforks coming for them during a tech downturn.

If you have a copy of the cancellation notice sent to the tour company I think you’ll be able to have the cc company complete a chargeback without any fuss. No need to inconvenience yourself with cancellation.

There are REITs yielding 6%+ right now if you want RE exposure. If it doesn’t cash flow, it’s not a good investment. Too many things can go sideways without a margin of safety.

My understanding from NASA is the launch window today, for just a 19-hour transit, was only one second wide. Miss it and the astronauts would miss the ISS. It’s not worth the administrative hassle unless your state has cheap fees and you value privacy. Lists of investors will be in files that go to lenders etc.

I work in the CRE industry and the latest hotel stats showed occupancy starting to tick back up in vacation areas like FL and in particular on weekends. I’m interested to see how this affects wages and urbanization in the long run. When employers learn they don’t necessarily need local talent it could easily snowball into more offshoring and contract work.

Confirming LendingTree is just selling your data to at least 5 companies who will all call you constantly. Same model as HomeAdvisor. Not a great experience.

I’m a fan of the Zillow one. Updated frequently and you don’t have to give contact info until you want to talk to a lender. Used it on my purchase and my refi. Wound up using the same lender each time that had the best rate and fee combo I was hunting for. I feel like it’s very underrated.

35, married, two kids under 4. 95% in stocks and real estate property interest (limited partner). 5% in bonds via wife's lifecycle fund. Keep ~9months reserves in cash. adding to stocks with bonus money that came in mid-march.
