Finished refi on the primary on Thursday
2.95% on 30 yrs and should be getting $570 back plus escrow. My original loan was with PennyMac. They offered me mid 3%. At the closing, I found out they are buying my loan again. The math/logic on their end makes no sense to me :-)

I can beat 10% any day In real estate and I am in control of the business. You can’t control the market in the same way you can control your real estate investment. So assumption about 10% in S&P going forward is pure speculation.

True. However, I would think that other brokers are not going to be sitting ducks and will respond in some way.
I wouldn't be surprised If Vanguard’s commission plan stayed unchanged :-)

third-party software does not store your passwords. It's not how this works. Passwords HAVE TO BE STORED somewhere in order to allow loggin into your borkerages/banks. BrooksBrothers.com - I had them for years. Some Landsend shirts are not bad too. Orvis.com makes good shirts too but sometimes they are made out of more heavy fabric so not always good for Florida :-)

I owned land. Vacant land is a speculation in my book. No income, no depreciation. It takes a long time to realize value and you need to know the growth, zoning and trends. Stay away unless you are developer or pro with deep pockets.

From the income prospective you are good. What I would think about is asset protection from lawsuits. That’s what we are doing this year. Moving some assets int landtrusts/ LLCs and doing umbrella insurance

What you can not do is transfer other retirement accounts into a Vanguard solo401k. That is why I moved my Vanguard solo401k to Fidelity so I could consolidate my rollover IRA and SEP into my solo401k. You should also look at the ERs of Vanguard vs Fidelity. I have read on BH that I cannot do rollovers into Vanguard.
Can I transfer solo 401k from another broker to Vanguard? If not, can I open another one in Vanguard?

It says I can push or pull to Fidelity if initiated from Vanguard, but I can't push or pull to Vanguard if initiated from another institution since I can't supply the routing/acct numbers! Please tell me he's wrong! He also mentioned that this was only rolled out to Flagship reps yesterday (Feb 27)...

If you work with an agent ask him/her to reach out to the listing agent to complete the paperwork. Every broker that has some brains will have an office policy that requires every listing agent to complete Seller's Disclosures to stay away from any future litigations and comply with Errors and Omiss...
