Are you sure that the tank needs to be replaced? Most tank have 2 or 3 inspection/access covers on the top of the tank. Had mice chew up the ignition wiring on my Accord. What a mess. Honda sells a rodent tape infused with capsaicin (extract of chilli peppers) that has worked for over 4 years now.

Look at the S&P500 100 year chart. Starts in the lower left and goes to the upper right. A few bumps along the way but always upward, long-term.

Check their status with the Better Business Bureau. You can also leave a complaint there. Also check with the state business bureau to see who the owner/Principal actually is on the ownership paperwork. Do everything in writing from now on. Last resort would be hiring a lawyer.

I would like to suggest an alternative theory. Since interest rates have been at historic lows for the last 10 years, the only place to get a significant return has been in the stock market. This includes outside the U.S.. The inflows from Europe, due to negative interest rates adds to the market.

This past year I had to reopen my father's probate after finding "lost money" held by CT treasury. It's been 12 years since I closed the original probate. So keep at least a digital copy of all probate paperwork indefinitely.
