Also 100% rent collection through the pandemic. Some utility billbacks have been slow paid, but eventually tenants caught up.

12 months of actual cash as EF. This is based on PITI, property management, and maintenance for all rental properties + PITI on personal residence + personal living expenses. EF is part of AA. Is ARKX available for purchase through VG Brokerage? It’s an ETF, so yes. Vanguard does ban buying certain types of ETFs, by the way.
