What is the basis for the valuation?

That’s an extremely generous price tag for a personal injury firm. What justifies that price?

I realize it’s not the question you asked, but it’s a question that needs answered to find the financing.

Also 100% rent collection through the pandemic. Some utility billbacks have been slow paid, but eventually tenants caught up.

Rents raised on all lease renewals. Only churned one house, it was vacant for a day.

12 months of actual cash as EF. This is based on PITI, property management, and maintenance for all rental properties + PITI on personal residence + personal living expenses. EF is part of AA. Is ARKX available for purchase through VG Brokerage? It’s an ETF, so yes. Vanguard does ban buying certain types of ETFs, by the way.
