Since the OP revived this old thread. I'll revisit my old comment. I ended up driving the Subaru for about 8 years but went back to Acura and bought a used RDX (paid cash/no financing). index/actively managed/individual stocks split?
I know there are a lot of threads about asset allocation on here, but I was wondering what peoples split is between indexed, actively managed funds and individual stocks? I do realize the site I'm on and fully expect indexed to be the majority here.
Personally, I'm 75% indexed, 15% actively managed (most of that in VG Wellington Admiral) and 10% individual stocks.

New construction home buying process rushed?
My fiancée and I are buying our first home together. We currently live in the townhouse I bought over 15 years ago that is completely paid for, so we aren't in a rush to buy, but will move if we find a new home we like. Keeping the story short. We looked a model home last weekend for the second time and we are ready to move forward. The selling agent sent us and our (buyer) agent a blank contract and other docs to look over on Monday. We had a lot of questions that have been answered. We decided to continue moving forward. Last night the final documents were send to us. It was 20 pages longer than the "blank" contract sent on Monday (52 pages vs 32 pages). I don't know if it is our agent or the selling agent, but we feel rushed to...

My plan was to use a HELOC from my current primary residence that is complete paid for as a down payment on a new primary residence that I would move into and then turn my current paid off place into a rental using a property manager that I would hire. I stated my intentions on the first email to a loan officer at US Bank. US Bank had me go thought the entire process of doing a hard inquiry credit check and uploading documents (I was asking for an amount of ~40% of the property value). Just a couple days ago, US Bank declined my HELOC request because they won't do a HELOC on a residence that will be used as a rental. If this is their policy, why have me go through the process when I stated my intention upfront? I'm pretty turned off with US...

**Old thread revival** I have a similar issue as the OP. I have a townhouse that is completely paid for and I am thinking about renting it out and using the rental income to help with monthly mortgage on a new primary residence. I also use the free Portfolio Manager, however now M* is saying that the service will be retired for basic (free) users in the coming months and you have to get a subscription to continue using it. I've been using a spreadsheet for years to track my individual stocks with data from M*. I've already started revamping my spreadsheet to get my data from a different source.

I'll echo what others have said that you're being too conservative for your age. 100% or 80/20% may be too much for your risk tolerance and there is nothing wrong with that, so maybe try 70%/30% to split the difference.

Not 84, however we keep ours set to 78 during the day and then drop down to 75 at night since we sleep better in a cooler room. And yes, we also have ceiling fans.
Not directly related to the AC, however a programable thermostat that can adjust for the times nobody is home are good to reduce the electric bill.

Personally, I shortened the duration of my bonds funds and moved some of my equity allocation from S&P 500 index to VG Equity Income. I don't usually do actively managed funds, however the exp ratio is low and it has a great track record. I'm just going to trust the fund managers will overweight and underweight the correct sectors based on an environment of rising rates and inflation. I usually have a small allocation to gold and I've added a little to that as well. I'm okay with making some small tweaks here and there in my allocation depending on the environment, but I don't do anything major.

Hypothetically speaking, if you wanted to buy the S&P index using an ETF...is there any reason to own more than one tracking the same exact index? Would it be a form of risk management to own both IVV and VOO for example at the same time? They both track the same index, but the EFTs are with different companies (Blackrock and VG). What if Blackrock was hacked, but VG wasn't or vise versa as an example. Are there any advantages (or disadvantages) of doing this or is it just adding another position to track with no added benefit?

My BS is in personal financial planning (it fulfilled the educational requirements for the CFP examination at the time) and spent about 10 years working in custody and trust income, insurance operations (picked up the FLMI designation at the time) and as a loan officer, however I left the finance industry behind about 20 years ago to work in finance in a different unrelated industry.

Vanguard the fund company? Great. Vanguard the brokerage? Horrible. You can get the best of both worlds by buying Vanguard ETFs at Fidelity or Schwab. Vanguard's constant tech issues, long hold times, reliance on paper forms, and awful customer service are simply inexcusable in this day and age. Low cost, portable ETFs have commoditized the brokerage industry, and Vanguard is trying to compete. The problem is they don't know how to do it. They haven't lost their way, they've simply became complacent when they were the only game in town to offer low cost investing and are far behind the curve in adapting to this new era of investing. I've also checked into other alternative assets and most of the them have pretty high expense ratios. $MNA (merger arb ETF) is okay at 0.77%, GNR (global natural resources ETF) is at 0.40% and GLDM is at 0.10% (this is what I use for gold).

We just started on Amazon Prime's Reacher that came out Feb 22. It's a great thriller based on the book series and there will be a season 2. There were also two Reacher movies several years ago that started Tom Cruise but I haven't seen either one of those to see how it compares to the Prime series.

I've had iPhones, Samsung Galaxy phones and now I have a Pixel 6. Overall, it's a great phone, but the fingerprint reader can be pain. The camera on it is amazing if you take a lot of pics, it has great battery life and there are some learning curve issues moving from one Android to another, but I recommend it. I may edit this post later to comment more.

I know you're asking about the TV, but don't forget the sound. I bought a Dolby 5.1 surround sound system (Denon receiver and Klipsch speakers) and it makes a world of difference. IMO, 7.1 surround sound isn't worth it, but 5.1 is (law of diminishing returns). The small speakers just sit on end tables and don't take up a lot of room.
Like the OP is wanting to do, I upgraded my TV and sound during the height of the pandemic since I was spending more time at home and the upgraded sound made a much bigger difference to me over the upgraded TV in my viewing experience for movies and sports.

I haven't been able to find it in Nashville where I live, but I went home for Thanksgiving and was able to find Buffalo Trace. I bought two bottles and it's a great sipper at a reasonable price (if you can get at or near retail price).

Any other Quicken users on here having issues with Schwab? I've spent hours trying to fix this mess and it still isn't working and the instructions on the Quicken page are worthless. Just finished episode 2 of Tiger King season 2 (there are only 5 episodes). This season has a completely different feel and focus (more of a where are they now and what happened to Carol's missing husband) and there is a chance that Netflix will have to pull the content depending on the result of a pending lawsuit (Carol Baskin has sued Netflix). The PF I go to in Nashville will be shutting down a few days in a couple days to replace all of the equipment with new stuff. Condos are most common in larger, prosperous cities with dynamic job markets. Experiment says they make sense for a lot of people. Whether good for OP depends on the economic and housing geography where he works. Condos often offer better commutes, more local businesses, and less or no maintenance. SFHs offer more space, claimed "freedom", and maybe, just maybe, better appreciation. A 1BR may not be the best choice. 2BR costs more but has more long-term usefulness, especially if a relationship is in the future. Even if eventually there will be a move it provides a considerable buffer in time. And then there is the in-between option of townhouses.
