Re: The best game-changing financial advice you ever received (or "discovered")

This website, honestly. Exactly this. I already had living within my means and saving down. I understood compound interest, at least to a degree. I knew to avoid running up credit card debt. But I had no idea about investing. I tried to research and learn early on, but thought there was a way to pick and choose stocks. Luckily at the time, I didn't have much money so couldn't lose all that much. Then somehow, something my dad had said years earlier, led me to do some research, and somehow, I stumbled on BH. (Yes, I did listen to dad ; just didn't always immediately act on what he said ! :D ) Like so many others have said, this site helped immensely. Prior to finding this website, I invested in every fund that was available in my 401k. Even...

Why? Once you buy a $100k car, EVERY other car that you buy will need to be nicer and better than it. THAT is the part of this that is the financially ruinous decision. It's not necessarily that you buy one $100k car.

Will you really be able to go back to buying a $30/40k mid-range vehicle AFTER having this $100k vehicle? Doubtful. The next vehicle will be $125/150k. Do not set yourself up to be buying new $100k+ cars every 4 years.

I don't know why anyone would get anything other than a self-propelled push mower. The self-propel feature costs almost nothing additionally but makes things sooo much easier. I can get my 1/3 acre lot mowed in 40-45 minutes with my self-propelled mower but I see neighbors with the same lot size struggling for 2 hours with their regular push (non self-propelled) mowers.

How big is the yard? Driveway? What region? Zillow says 0.4 acres. We have a two story 3.2k sqft home. I don't know if that is included in the 0.4 acres. Three car side garage, so relatively longer driveway compared to front driveway. Trees in the back of the yard. Midwest IN/OH region. You'll want to mow it at least weekly (or even every 4-5 days) through the quickest growing times of the season. Don't mow it too short. Keep it around 2.75-3" long when you cut it. Mowing too short allows weeds to grow and germinate. Fertilize around Memorial Day, Labor Day, and Halloween. If you want, you can put down pre-emergent herbicide + fertilizer mix as soon as the soil temperatures reach 55 degrees. This will help prevent crabgrass from growi...

They expect that eventually you'll get into a fund with an expense ratio, they may send you emails to sign up for products that make them more money, they may send you emails to sign up for their HSA. They operate on more of a volume play. They do a good job with their website, provide a good user interface, automate all their systems, in the hopes you'll refer your family and friends to them. Basically, it costs them very little to have you as a customer, but make a very little bit more off of you.

Their business model is similar to Walmart. Offer low prices, make small profit %, but get 100 million people to shop there.

Best to keep her options open, especially since it's nearly free to her. A bachelor's degree in marketing is not worthless. You can do so many things with it. Not off by a mile. It really depends on housing costs. You can buy a house in an older neighborhood in an outer suburb or you can buy a brand new house in a gorgeous new neighborhood with stellar schools, and they'd all meet your criteria, but the costs would vary significantly.

Depends on school district and the age of the neighborhood. Homes with those criteria will typically fall between $600k to $1 million+. Public schools are great, so no need for private school. You should be able to live on $80-$125k/year, depending on how much you have for a down payment on a house. The house I bought in 2021 would now cost me at least $25k more per year.

Re: No contingency offer on land in 12 hours - how do they do it?

A lot of times, the real estate agent already has buyers they're working with that are interested in certain types of properties in certain locations. When the realtor becomes aware of this property coming on the market, they reach out to their buyers that expressed interest in certain properties (4 bed, 4 bath, >Y,YYY square feet in X school district).

When we sold our house in 2021, it never even went on the market. Our realtor had a buyer that was looking for exactly our house, and they ended up taking a look at it before it was officially listed on the market. He put in an offer for our full asking price and we ended up accepting it without ever going out to the public.

I'll say that most new parents feel the same way once their child starts going to daycare. Daycare is very expensive. Once they get into elementary school, it DOES get better.

With two kids in elementary school, we now pay around $5-8k/year in childcare vs $25-30k/year before they aged up to elementary school.

Did you do fairly well in math in high school? Any of those four disciplines of engineering will provide you a stable lifestyle with opportunities to become financially independent. Depends on your exact building code locally, but if the deck is far off the ground and allows the ability to "climb" the cables, it might not meet code.

If the deck is less than 4' off the ground, you might be okay to use it. I'd definitely call your local permit/inspection office.

Re: Financial coach as a side hustle?

In theory I like it. In reality, people won't pay for it. Lower and middle-class people won't pay for any financial advice, and upper class people would rather pay a big well-known company to manage their finances. You're better off creating a YouTube channel or blog to try to monetize. Then, from there, you can possibly get some clients to pay for your services, if you get enough readers/subscribers.

Consider the layoff a blessing. I would 1000% retire at least until your kids move out, which will happen quicker than you can imagine. Spend time with them, take them on vacations, coach their teams, make memories.
