I am about to close a refinance loan for my primary home. I want to start looking for a bigger home and have not decided on selling or renting the current home. When I start looking at new homes, I need to get a pre-approval letter and possibly underwriter approval. What are the potential issues that I need to consider when applying for a new home loan given that I have just refinanced?
Are you wondering about how to present your financials to the lender such that you may have two homes and are using the cashflow from a rental to offset your new primary residence? I would also like to know about this :D

just the cheap seats opinion here but you don't need a cash efund if you just fold the existing $50k into your taxable brokerage plus maybe half of the $75k in question. $140k of taxable in TSM is pretty solid as an efund with investment exposure.

maybe use the rest and do a really extravagant vacation if the kids are of the right age to enjoy it.. otherwise save it or home renovation imo.

It's too hard to advise... what's your lot like? Can you tastefully add an addition? If i was faced in a similar scenario (and may one day), since I love my house & location... I may do an addition, or build a few office-sheds in the backyard to free in-house space. But really I am commenting here because it sounds like your house, mortgage, lifestyle, etc is really nice... Seems like non-negotiable piano is going to cost you 100k. I hope it's getting A LOT of use... otherwise take a really nice picture, get it printed on canvas and frame it. Just my 0.02 Kids too young to be using it yet ... def not printing and framing a picture of it as I prefer staying married to my lovely wife :) Hee hee :) you could always get a climate controlle...

So what is the correct strategy for investing though a dollar collapse? Maybe the answer requires a different thread.
Ex-U.S. stock, foreign currencies, and gold would be my guesses.
Ya. I don’t have the bullet proof answer to this one. I like the idea of bitcoin too but it would likely be regulated out of existence in a dollar collapse, probably same as gold.

Homeowners Ins - Hurricane deductible buyback policies

Does anyone use a hurricane buyback policy to cover loss due to deductible in the event of a claim resulting from a named storm? I have the lowest possible deductible percent right now. Its $20k (and yes I can cover it). I am doing my annual renewal right now and my broker told me there are buyback policies that cover the deductible - which was new to me. The deductible buyback policy in question covers the $20k deductible for $1.5k annually in the event of a claim on a named storm - 13y breakeven. This is basically gap insurance for homeowners in hurricane zones. It seems like a conservative way to cover what can be a significant loss due to uncontrollable circumstances. It has to be underwritten at the same time as the homeowners policy a...

Re: Over-Improving Your Personal Residence?

So, we bought a new-to-us home in 2011 - it was everything we wanted, but was in somewhat decrepit shape. Over the past 9 years, we've replaced windows, weather-sealed the exterior, replaced garage doors, painted and done limited interior updates. The biggest issues still remain: 1) Replacing the 1985 deck - which was done with redwood, now decaying - it requires a complete teardown and replacement. It's a BIG deck. Estimates are $70k+ for a composite deck of ~ 600 SF plus railings and steps. 2) Complete teardown and reno of master bedroom and bath. The bathroom sinks are rotted out from underneath, and must be hammered out of their cemented-in tile. Carpet in bath must be ripped out an replaced with tile. Bathtub must go. Phonebooth-sized...

This is not necessarily a true BH discussion, but considering the USD has the debatable potential to lose its status as the Global Reserve Currency in the future, I think it is worthy of discussion. First: All the "Physical Gold/Silver" bullion sellers out there tout owning ONLY the metals... NOT the paper like GLD, SLV, etc. Their argument is, only the metal will retain "true tradable value" when the various "Fiat" currencies out there eventually become worthless. Physical Gold/Silver will be the only form of "real money" tradeable in quantities that are realistic to buy the services or products needed to survive. Ok... This is a stretch in my opinion and is NOT the question I pose here. The questio...

Re: Stacker ETF's: 3x upside/1x downside via options

No I said sell the call. One of many ways to earn a premium and cap upside A naïve covered-call strategy - which is what I think you are referencing - should result in lower returns and lower volatility. My "naïve" I mean a index strategy that relies on a set of rules to sell the calls. Or maybe not. You also posted: Shouldn't the downside be <1% if you sell calls? Or does the fund keep that lol And a covered call strategy maximum loss is fairly high. Stock goes to zero so your payoff is just the premium. What are you thinking anyways? In any case, take a peak at the actual holdings and you will see that they are holding long calls. Their biggest position is a long call option, "SPX 03/31/2021 1550.7 C", just as I predi...
