Thanks for your replies! One other point to consider The home is essentially a duplex which I airbnb. When I live in one unit, I'd say like 90% of the expenses are covered through rental income. If I live nomadically like I'm doing now, The home has about $1-$2k month cash flow positive. So it's not a drain on my finances currently for the most part. Not sure if this factors into the calculation. In terms of cash I have about $40k or so in the bank but my accountant says I owe $50k extra for my tax bill. I'm hoping to net about $40k-$50k next month so can rebuild this cash cushion quickly. In terms of job security, I am a self employed consultant that works like 80 hrs/ week ...but things are really hot right now in my field. Obviously if t...

Mortgage of $370k left at 4.375%

In my other thread, people are recommending I buy more bonds for my advanced age (44)

I would anticipate interest rates to increase gradually...and looks like inflation too... In an era of increasing inflation it probably is advantageous to not pay off the house, and not buy bonds too. It's all very confusing

For your home, can you get an airbnb going on the side? That could help defray your home costs. However, that might not be practical with a kid in the home and i don't know what your set up is.

Frugality is good but the biggest thing would be to increase your $$ take home. Is there some kind of "side hustle" you could run..some hobby or passion that you think you could monetize?

Does it make sense to convert s-corp to llc?

I made my business an s-corp at the advice of my accountant; supposedly to save on taxes.

However, Im finding the complexities of running this to be expensive... in particular running payroll, complex taxes that require accountants, bookkeepers, etc.

I'm wondering for simplicity if it might just make more sense to convert back to an LLC and track everything myself in something simple like freshbooks and getting rid of payroll, etc. Also I'm not sure if I'm actually saving money as an S-corp due to all the add on expenses mentioned above.

Thank you, it sounds iike from everyone's advice something like 70 30 would be more sensible

That said, it seems to be that there is a good amount of risk going into bonds as well

Equities seem to provide better inflation protection that bonds do

What is the potential downside if I Shift a lot into bonds and inflation starts picking up?

Look on the bright side, you must have made some good gains to be paying that much in taxes. Some simple sanity checks would be what is your average tax rate? Total taxes paid/Total income? Do some rought tax liability calculations on various income sources. Say 30% on income, 20% on capital gains. Does it add up to the 50k discrepancy? Were you paying taxes or estimated taxes all along the year/quarterly? Try to figure out if this is a mistake or underpayment through the year. If you sold a lot of stocks/funds for profit and didn't pay any taxes, that could do it. Not sure you can blame your accountant unless they were involved somehow. What was different this year compared to last couple of years? How much did you or do you pay your acco...

My accountant just told me I owe $50k in taxes

I have no idea if this is right or not, and all accountants I talk to are completely flakey and never get back to me timely.

I'm not sure if i should just do it myself on turbotax? I have an S-Corp (solo) and LLC for rental.

Any idea how a) I can make sure this guy got the right #'s and b) where I can get set up on a good system or find a good accountant/ bookkeeper.

I put all my money in tech stocks I know because that is the field I work in and understand the companies quite well. Good stock/ bond allocation for middle aged dude?

I am 44 years old

Is 90/10 a good allocation? That is what I'm doing currently.

I won't need the cash anytime soon.

Of the 90%, I have about 1/2 in individual equities, and 1/2 in a low cost US index fund. I have about 5% in International index fund.

I started out buying lots of tech stocks, and it's done quite well for me over the past few years. I'm not planning to sell them, but rather build up around them with index funds.

I'm curious what is a good allocation for:

- Stocks
- Bonds
- Is International exposure even necessary?
- REITs/ commodities

My inclination would be just to keep it simple and stick w/ US stocks/ bonds at some allocation that makes sense.

I'd stay all in cash. I like the 360 MMA - it's not the highest interest rate, but it's there when I need it, has a decent web interface, and I have other accounts so the convenience works.

As interest rates rise over the next few years, there should be downward pressure on home prices.

A few years from now being able to go in with a full cash offer will put you in a massive advantage, especially if you find the home of your dreams and there's competitive bidders. You'll also be able to shrug off unaffordable interest rates.

Odds are rates will increase quite a bit by then...of course nothing is certain, but putting your chips there is probably a solid bet that would pay off more often than not.

What is your bet for the next 20 years? Apple has the cell phone/tablet industry on lock. Amazon has online shopping on lock. Google has the interwebs/data on lock. They all have inter lapping markets (online video, home automation, software) but are also unique. My suspicion is they, and Facebook, will all underperform. Digital advertising is beginning to look like a plateau. One because the benefits are not as great as touted (in terms of customer targetting) and two because they can't keep taking media spend from all the other channels, at the same rate. The valuations of Alphabet and Facebook are extreme. A third risk is political risk--they've become too powerful. Note user attention time and engagement is declining in FB's most matur...

Amazon is best positioned. Valuation cannot be judged by EPS. These guys continue to reinvest all cash flow.

Then barely slightly behind is Google. Cash machine + brilliant technology.

Apple is great. Still really cheap despite run up in prices. Cash on hand is sick.

If this is a rental property, I see no point in throwing every extra dollar at it though. If you can find $30k/month then I don't really see the urgency in paying it off. You have enough income that you could pay it off quickly whenever you want, and knowing you could pay it off is psychologically not that far from actually paying it off. What's the rate on the mortgage? Is it fixed rate? If the rate is low and fixed, having the mortgage sounds like a great inflation hedge. It's 4.375% I basically made lots of bad choices and a consumptive lifestyle and have a pretty low net worth for my age. I recently paid off my car. The debt really doesn't bother me too much but it just seems like being debt free is a really conservative way to be. The house is generating good cash flow as a rental but I like the idea of the majority of tha...

I have tried to work with accountants and bookkeepers before for the past few years but they all seem super-flakey and just fall off the face of the earth whenever I email them and ask them questions.

I'm thinking about doing bookkeeping + taxes myself, but I tried Quickbooks online once at advice of another bookkeeper and it just seemed super clunky and unintuitive.

I'd like to do it myself but I'm not really sure what I'm doing. I have a services based S-Corp and a rental home LLC - any good systems that don't require a degree in accounting to master that you can recommend?

I think it depends on what you'll be doing with the difference and also what interest rates will be 7-8 months from now, among other factors. Wages are going up which it hasn't in a long time. Sounds great, except that means inflation is picking up since everyone's getting more money such chasing after less goods. The economy is great right now, but interest rates are and will rise further because of inflation. And predictably the Fed will push us all into a recession. Could happen a year from now or a few years from now, but that's kind of how the cycle goes. If interest rates go up a lot then you're going to see problems with affordability which will put downward pressure on house prices. So let's say that happens between now and then or ...

Hello, I've recently gotten the debt free bug and trying to reform my profligate ways. I have $372,000 left on my mortgage. I've set a goal of paying it off in 12 months. I have around $90k in cash after paying off my car. Assuming I put $50k into that to start, that would be about $30k per month to pay down mortgage. While I don't really have a problem with debt per se, I like the concept of being debt free. So I decided to just go at it with gusto. My question is thusly - what is the best way to go about paying off the loan? Should I pay minimums and save it all in a high yield savings account and then pay it off with gusto in one go? Valuing Amazon on EPS is missing the point,it's all about revenue + growth.

I don't see it being stopped. Despite run up is still a good buy that you won't regret in 20 years.

New York real estate is crazy expensive. Plus HOAs, taxes fees, etc etc. Maybe you want to go out for a meal? $300k doesn't go as far as you'd think in Manhattan. So yes, the market is going to crash big. And then it's going to go back up. And then crash again. And up etc. That's kind of how it works. Most of the times it goes up. Like 85% of the time. Stay the course and keep investing through thick and thin. Especially thin. I'm actually in process of doing this exact thing right now. You just need to open up a new TD account through Lively and then tell them you want to transfer, and they'll send you the paperwork to sign to do this. Pretty easy.

Background 44, single, self-employed $330k/yr income $525 home, $383k mortgage @4.3% $33k car loan @4.4% $230k retirement - 50% in NVDA, GOOGL, FB, AMZN, V, JNJ (Currently trimming a few of these to add to bond index) 50% equity index fund $120k cash I purchased this home in August and I am AirBnBing out the bottom and living up top. I feel like I'm starting to earn some Boglehead stripes tonight. I mentioned in another thread that I had overweight tech like crazy - in particular started buying NVDA in 20's and now at $240 in 2 years, and is now grown to 15% of my portfolio. The two hardest decisions were a) rebuying another tranche at $59 on the way up after it had already tripled, and b) starting to sell 20% of the weighting at $240 tonight I figured I'd shave some of the original investment off the table to rebalance into a new bond position - not because I have any issues with the stock or am worried about an imminent collapse of the market here - but because I need to balance out and diversify my portfolio a bit better - ie bogleize a bit more. What to do about bond allocation in 2018?

What to do about bonds here in 2018 as we enter the tightening cycle.

I'm no Bill Gross obviously, but seems to me like bond funds are a bad place to be in a rising interest rate environment.

Wouldn't the declining value of the bond fund overcome the increase in yield that you would likely see? Or would the reinvestment of the interest make it still reasonable to put money into bond funds.

My time horizon would likely be around 20 years before selling.

Would it be better to keep what you'd normally put in bonds into CD's?

Thanks for everyone's feedback.

I think where I've aligned is to keep what I have and start adding most of new capital to index funds.

I'm pretty clear that indexing + the tech names I own is the way to go for quite a while yet.

I would probably go to a cave and meditate on the future. When you have a good feeling in your belly, then it is likely the time to invest. Plus you could also invest when the market implodes and everyone thinks the world is going to end. If you invest at one of these two times you'll be ok.

People who want you to put money into the market right away cite research studies but really it's all a vast conspiracy theory designed by the illuminati to keep the masses poor.
