So I'm 50:30:20 into CashBond:USstock:IntlStock. Always been like that. So average around 8-9% growth in the past 4-5 years. Down 5% YTD this year and not really taking too much hit due to recent decline. Should I get into the US market now ??

Yeah, i figured 30% of it was accrued by using it on fun and non essential stuff all these years..
Now being very disciplined, plan to use it on something that makes sense.. LOL.

Agreed. Pulled it. left 1K for GC purpose.. They do have staples, sears, Tjmaxx etc for 20 - 25% off all the time.
Cant believe discover paid me 6K for using their CC for 10 years...

If you make enough to quality for mortguage enough to buy a house, then just do with your name..
lets assume the house goes totally underwater or some bad situation where u cant pay your mortgage or need short sale or need to walk away, you just screw your FICO instead of screwing both..

Do you have Kids ??. if you do and are renting a similar house not an apartment, then you aren't sacrificing anything.. I'm in the same situation.. The numbers wont work at all.. Im looking at a 20K plus increase per year by owning.. I really like the way I don't have to do anything around the house...

After the new tax rule, Rent vs Buy calculator is always favorable towards Renting.... No way around it for most scenarios....

Unless we expect to see 4% plus appreciation from now on, it makes sense to rent just thinking financially... I guess I will go buy anyway but something with low tax..

My question as mostly should I buy now or wait til dust settles where the fair price for real estate with SALT is realized.. ofcourse taxes have to be paid.. But that probably will lower RE prices in High SALT states.. This SALT/hightax, no itemized deduction situation is favoring for me to continue...

What I'm saying is, just in financial terms, owning is expensive after the tax rule in high tax states...
because a landlord can deduct all this mortgage and property tax as expense but as a home owner living in it can't..

I think a good percentage of today's house buyers are paychek-paychek. So it will impact...

I'm also in the same boat but not really waiting for the impact BUT not in real hurry.. An excuse for me not to hurry is the tax impact next year..

Good question... I wonder about that myself. I think it's a combination of things. In housing developments, there are units which are reserved as "affordable housing", so some live there. Some commute from really far away. Some live in areas that haven't been "gentrified". Some live in shared housin...
