thank you guys for advices ( which i needed it given obviously not experienced ). few things : no points , and lender told me this going to be a Jumbo loan . not too sure how it affects me the fact that this is a Jumbo loan ?

My bank gave me these rates :

30 years and 20 yrs ...3.3 %
15 years ... 3.0 %

I intend to live there until my kids reach college or at least 15 yrs. Are those okay prices given rate is trending down .

ARM 10/1 vs Fixed rates

Hello BH I finally settled in a building a new house for my family of 4 - it will be completed in 5 months. I couldn't lock in a rate from a lender. We intend to live in this house for 15 years until my kids grow and then we will downsize to a smaller place. Please advice this lost soul

I know bogle heads don't advice on tilting to a certain sector, but I am willing to take a calculated risk here. housing market is projected to slow down next .... taking that in mind is it hugely insane to start buying REIT ?

I know timing the market is a foolish move ( am not even that savy to consider that .... ) but as we know 2018 wasn't great so far lately. I lost some ( but since am investing long term i didn't lose a sleep yet , that being said I want to buy total stock ( VTSAX ) now that price has dipped a little...

I lost some recently after the market take a hit ... my vanguard tech ETF sustained good hit but am tempted to by even more ' tech is the future '

I have total stock ( 65 % ) , total international ( 15 % ) , muni bond ( 10 % ). I would love to take a risk and buy few individual stocks but instead of doing that I though i might just buy large cap index at vanguard ......

I use bank of america for my saving account, I have enough there to let me do free ETF buying/ selling ( I am sure about 30 transactions per month ). their ER is higher than Vanguard. should I take advantage of what they offer through Merril Edge ?
