Do you have the closing statement and payoff letter where you paid off the older loan in 2012? If so, usually the title insurance company will give the new lender affirmative coverage over the uncancelled lien.

Third Federal is correct. The letter should be sufficient for the new Bank to close on the new loan. This happens regularly with almost every closing.

We don't link our credit cards to YNAB. If we charge something to our card, we enter it into the correct category. For example, I'll just enter $350 to American Airlines and immediately pay $350 to the cc so I never have a balance/bill. The cc part is therefore invisible to us in YNAB. Works well fo...

This is why I sold my house and moved into an apartment for eight months while my house was being built (yes, with dogs). I just didn't want the stress of having to make all the timing work.

My husband damaged a rental car backing into a pole. We called USAA (our insurance carrier) paid our deductible and never heard another thing about it. So from our perspective, no need to purchase additional insurance.

I do but it from the rental agency when renting a car in a foreign county.

Yes, percentage plus expenses is typical.
I'd actually be more concerned about the 40%. I'm used to seeing tiered percentages...30% if it is settled before trial, 40% if it goes to trial, something along those lines.
Not my area of law though so I'm not an expert.

I've been with USAA for 25 plus years. I happily pay higher premiums for the piece of mind of knowing that any claims process will be smooth and seamless (and it has been consistently).

I'm blown away by this thread. I can grab five minutes of downtime here and there but it is very rare. I work 60 hours a week.

What year did you have this issue with USAA? I ask because about 8 years ago they denied an umbrella policy because of my GSDs. I ended up with one of their affiliates. It was about two years ago, maybe less, so the policy has apparently changed since you applied. Might be worth a phone call to ask.

PenFed has an absolutely terrible website. They require calls for so many things that can be done on any other financial institutions website. I haven't cancelled my membership yet as their rates are good but that's what is going to drive me away eventually.
