Re: How many are regretting not investing in real estate

As more people quarantine, less people will attend showings. Also, less people will be willing to move for one reason or another. Interest rates have actually gone up this month, which will also discourage people thinking it will drop again. By summer time, there will like be more homes on the marke...

Re: Real Estate Right Now

I am selling my rental property. We put it on the market 3/1 and were under contract by 3/3. So far, we are still moving forward as planned and just undergoing normal negotiations.

Re: Is buying a rental property even worth it?

I am in the process of selling my first and only rental. It was my primary residence before and I am coming up on 2/5 rule. As I have plenty of equity in it, I have decided to sell it. I am in highly educated/high employment city. Median home price are well over $400k. I bought the house remodeled i...

Re: 30 year mortgage under 3%

I am wondering if I should refinance now or wait a month? I have a 3.75 on primary residence from 2017. I am selling my rental and due to close at end of month if all goes well. I wonder if it will help to get that mortgage of my CR or the passive income would help. I think it might be a wash either...

Re: cash out refi to invest

My initial thoughts was “no.” However, i remember when I did a cash out refi around 2013. I thought of buying rental property and didn’t. I used it to pay down some debt and for wedding. I still had money left over when I refinanced again. Another mistake. You seem to have a plan and at 3.25%, you c...

Re: HELOC on rental property

Visit biggerpockets for more advice. Imho, $300k would be better invested elsewhere. It can be difficult to get a heloc on rental property. Having looked into it, the only one that advertises heloc on rental property is navy federal although you can certainly get them from other banks. You could eas...

Re: TSP Roth vs Traditional

I just switched back to traditional this year. I am close to jump up a tax bracket (24%) and don’t want to mess around with it. It really depends on your situation. I read a post on here a while back that one is fine with a traditional IRA up to a few million. I am 40 and honestly do not expect to b...

Re: Who’s Buying Bitcoin?

Skimmed thru the posts. Sorry if I repeat stuff. A few of the last posts mentioned that bitcoin can’t be confiscated and discussed crime. I have known about bitcoin since probably 2012. I could have got it for about $80 a share and didn’t because I thought it was black market/ dark web currency and ...

Re: Indexing versus real estate for low income investors

ROI seems wrong. You would be putting in $30k, so it would be 14%. Plus, there is vacancy rate, insurance, property taxes, and income taxes. So even if you made $4,200 depending on taxes and depreciation it is actually less. As others mentioned, biggerpockets is a great website for real estate inves...

Re: How much does a nanny cost?

A nanny is a dedicated employee with a full salary divided by 1 customer. A daycare or preschool will have higher salaries but divided by 3-8 kids a piece (depending on the type of facility and local laws). You do the math.... A few folks in our neighborhood have nanny shares to divide the cost (an...

Re: How much does a nanny cost?

Like others have said, there is a lot to hiring a nanny. We looked into it with our son. He is now 2.5 years old. A nanny was referred to us at $17/hr., more than the daycare. I also looked into au pairs, which for 1 child was about the same price as daycare. Your child is 1. If it is like my daycar...

Re: Federal Employee (Spouse) - Planning for Baby

I was in similar scenario a few years ago. What are your monthly payments on each plan? In my case, we were looking at $500+ per month while my wife’s HDP was about $260 with employer offering $1500 towards HSA. We went with her insurance a few years before having our son and put in the max each yea...

Re: Crypto bulls are back. Are you getting in?

I missed out on Bitcoin back when it was less than $40 because I was skeptical and thought it would get shutdown. Then a year or two later, I read a story of an arrest of a major drug dealer who was using bitcoin and dark web making $10s of millions a year. That made me realize the gov’t is actually...

Re: Renting out 1st first home; how to get mortgage for second?

I rented out my first house last year. I did a cashout refi a year before, because I knew we were moving in the near future and wanted the 20% down. Why do you want to rent out the house and be a landlord? You will be moving across country. My house was in good shape and I had great tenants paying p...

Re: HSA or Not? 1st Child Born in Feb

What is your current insurance? We had our child last year in June. We had HSA for a 2 years and maxed it out with employer contribution. So if you currently have an HSA, factor that in. We had a few dr visits and prenatals prescriptions that contributed to deductible. When we had our first born, th...

I am in a similar situation. Pay: I essentially got a 20k bump since over 4 years. If I step down tomorrow I lose $700 but then get OT which means I can make plenty more. However, I have missed on a number of investment opportunities because of the hours and preoccupation with management. Family: We...

Re: $1 million house--- sanity check

I had similar situation last year. We don’t have your income but we do very well. We live in a HCOL area, but had plenty of equity in our old home. My wife got pregnant in late 2017. Although our house was fine, we wanted to upgrade with a kid on the way. We always looked around and found what I cal...

Re: Real estate vs debt payments

I am new to biard and this is my first post so please take it with a grain of salt. First, why have you not refinanced into a lower rate over the past 2 years? 4.5% is high depending on your credit today. You have a few options if you really want the property. For example you could do a cash out ref...
