LenderFI rep asked if we were going to refi or sell again within 6 months. I told him we might sell (but nothing is planned) within 6 months and he was hesitant to do the loan. I don't think there is anything illegal with doing so, but for our no cost refi, they would end up losing money on the deal...

Several years ago, Black Magic was notorious for turning your tires brown if you didn't keep using it (the formula may have changed, I dunno) I like the wet look, but also like my tires to be black when product isn't on them.

KBG or Tall Fescue is a cool season grass. Meaning, don't plant it in the middle of the summer, it will just die.

I would recommend Mint Mobile - $15/mo for 3GB if you pay for a year (but they have intro 3-month plans at the same rates). Runs on T-Mobile. Higher data tiers available as well. AFAIK you can stick their SIM into a cellular iPad and the data should work, even though they don't officially advertise...

What rate are you at now? How long are you planning on staying in current home? I am at a 3.75 and inquired about lowering to 2.875 with my current lender but we are hoping to sell the house in the near future so it didn't make sense for us to refi unless the closing costs are extremely low or waived.

I just upgraded from the old SE to the new SE. Honestly, can't tell much of a difference so I'm probably doing something wrong. It works, the camera is better but I'm not blown away.

My old SE was on its 4th battery though which was super annoying so I got tired of getting it fixed.

Former Mortgage Underwriter here: Unless you find something egregious with the appraisal, your out of luck with this lender. I'd shop around for another lender and get a new appraisal. Hopefully the same guy doesn't get hired since the lenders might all hire from the same pool of local appraisers.

I have an old SE currently but it will be the size of an Iphone 7/8 which is disappointing. I like the small size of the old SE.

I pulled my VMMXX out two days ago back into Ally.

I know Ally is FDIC insured, but its online which is still worrysome. I might pull it into my brick and mortar savings. We'll see how things unfold. The interest at Ally and VMMXX are identical but at this point I don't even care about that.
