Re: Alternative to Uber/Lyft. Anyone take car service or taxi to airport anymore?
Pretty much all of the pre-arranged “town car service” companies and most of the limo companies in my area seem to have gone out of business in the last 5-10 years. It’s either Uber/Lyft, some old guys that do airport rides in their personal vehicles and advertise on Nextdoor, etc., or there is a shared shuttle van service that runs hourly.

Re: How nice is your neighborhood?
It's not for everyone, but in terms of what typical middle class professional people can afford, I've found that a neighborhood with a very high percentage of owner-occupants along with a fairly restrictive HOA and deed restrictions/covenants leads to the fewest "nuisance" problems with neighbors in terms of bad behavior, noise, lack of maintenance, overcrowding, etc.

The typical tenant isn't going to clean it either way, so I don't think it matters. If the price is the same, I'd probably get the self-clean to perhaps make it easier to get it cleaned during tenant turnover.

Re: AZ landlord. Renter refused to pay the last month's rent. What next?
Former landlord here. I would have been happy they gave me plenty of notice and left the place not trashed. I would have sent back their $3,000 security deposit ASAP, plus $2,250 (extra month's rent, minus the $750 penalty). You had plenty of time to find a new tenant, all the while the rent was covered by the departing tenant. If you didn't find a tenant in that time, the rent was too high. Residential leases are getting more predatory as time goes on, especially with the surge in private equity landlords, with all sorts of ridiculous fees and penalties that look great in a document but are unenforceable at best and inhumane at worst. Move on and stop trying to get blood from this tenant who otherwise paid the rent on time and left the pla...

Re: Have you slowed down at [or before] the peak of your career?
Once I reached the highest individual contributor level in my career in my late 30s I decided that was enough and I would resist any further promotions or new jobs that would involve more stress or hours. I sure as hell knew I didn't want to go into management. My salary was sufficient to provide for all my needs and reasonable wants while maintaining a healthy savings rate and being on target to retire in my early 50s. Starting then, quality of life and control of my time became more important than extra salary. If necessary, I would take a lower paying job to maintain a low stress level and plenty of personal, non-work time.

I am surprised this restaurant doesn't just legitimize it (and make it a higher amount) by adding a mandatory "credit card convenience fee" or "minimum wage surcharge" like restaurants have been starting to do in my area recently, and you usually don't find out about until you get the check.

If it's on my dime, I don't think I'd ever spring for a business/first class seat unless I won the lotto. And at that point, I'd be chartering a private jet.
I don't need the room, and I can't fall and stay asleep on a plane under any circumstances, even if it's a first class lie-flat seat (I've tried, on a trip my employer paid for).

I have a close relative (retired), very skittish about the market, who keeps pretty much all of their investable funds (7 figures) in CD's, treasuries, I-bonds, etc. Due to a paid off house in a LCOL, no debt, and a simple lifestyle, their income from SS plus a small pension (combined, about $45k/yr) is more than enough for them to live comfortably. They have no need to take risk or endure volatility and this approach allows them to sleep like a baby. I see no problem with it for them.

Re: Keeping discreet about net worth after house purchase
Where I live, if someone really wants to snoop, they can go to the county recorder's website and find out in about a minute whether you bought a house with a mortgage (and if so, the loan amount) or cash, when you paid off or refinanced a mortgage, etc. You are overthinking this. If someone asks you in casual conversation what your mortgage interest rate is, "I don't know/I forget" is an acceptable answer rather than "I paid cash, I don't have one."
Nobody is going to say "Caught you! I checked with the county and you don't even have a mortgage! Why did you lie to me?"

Re: Making Tenant Uncomfortable ?
I can only see this making her "uncomfortable" if you either post an opinion that is strongly contrary to and directly in response to one she has posted on the same topic, or if she has posted negative things about you personally and you confront her about it. Otherwise I think you are putting too much thought into this.
It sounds normal for a landlord who owns property in a community to have an account connected to that community's Nextdoor page or whatever, not just the tenant living in it. I just wouldn't go on there posting stuff like "I think my tenant is dealing drugs, can someone who lives near the house let me know if you see any weird activity going on there?"

As someone with no heirs, I tend to have an extremely conservative investment strategy (read: low stock allocation %) as my goal is only to have enough money to last my lifetime without much of anything left over. Not saying I'll spend it all, but I don't have a need for growth beyond keeping up with inflation.

As an uninsurable person married to another uninsurable person, we each max out our employer-sponsored life insurance for both self and spouse up to the limits for guaranteed approval/no medical info needed. It's actually reasonably priced given the circumstances if you are under age 55 or so.

Income Driver is up to 4%, which still isn't worth it when I'm seeing 1-month brokered CD's in my Fidelity & TDA accounts at 4% and places like Marcus are paying 3.3% for online savings accounts, all FDIC insured. I'm sure there are other choices I don't follow like treasures and other HYSA's that are 4% or better now. Income Driver should be over 5% to be competitive at this point.

Would there be a need to pay some kind of income tax, on a gift from a sibling of perhaps $75,000? i really don't know why public perception is so sure there is tax on gifts. this concern comes up all the time on this site, from both the giver and the recipient. i don't know where that comes from. I see this misconception frequently outside of this message board and got tired of trying to correct it. I think people hear "report to the IRS" (such as gifts of $16k+ in a year must be reported on a form) and think "if I am reporting something to the IRS, it means I have to pay tax on it." Such as one would for selling junk on ebay for profit that resulted in receiving a 1099 from paypal. They don't comprehend that reporting...

No, my HOA increases have been zero in the last 4 years. Mine hasn't been replacing trees and plants as they die or get damaged as a way of offsetting increasing landscape labor expenses. I don't necessarily agree with the board's logic. Common area landscaping services are the biggest budget line item expense by far, followed by irrigation water and irrigation system maintenance for said landscaping. Frankly I'd rather they just up the dues $50 per house per year or whatever and resume replacing the dead trees/plants so we don't end up years from now with bare/sparsely landscaped common areas. We are a neighborhood of mostly working professionals, and judging by the cars, boats, and other toys in most driveways, people can afford such an i...

The only group I get involved with is one that is more of a learning virtual meeting led by rotating managers from different business segments that teaches you how other aspects of the business work behind the scenes that you might not normally be exposed to; I find it interesting, you can pick and choose which sessions you feel are relevant, you often get to learn some "shortcuts" to navigating corporate red tape, and it only takes an hour and a half during the workday once per month. I had the plumber set it up so the valve for the interior water supply comes after the main shutoff valve and where the outside landscaping irrigation supply line branches off, so the irrigation stays on while I am gone.

I calculate it as the percentage of my gross employment income that goes into retirement accounts or taxable accounts, aka what isn't spent from income at the end of the year. I maintain a steady, fairly minimal balance in the checking account that my pay gets deposited into, and all bills get paid from that account, so it is easy to calculate how much has been transferred out into savings.
I do not take 401k matching/company contributions, dividends/interest/capital gains in taxable accounts, or mortgage principal paydown into consideration in calculating savings rate.
