As a retired teacher, I'm interested in hearing from my fellow Life-Giving Educators who were able to devote their lives to teaching, invest over time, may have started side businesses, and have amassed over $1 million net. Hello All,
I currently have one e-book published, with 2 more on the way. All of my ebooks deal with becoming a tutor. I run a successful SAT/ACT tutoring business and have tried to up my passive income through these books.
I was able to create an article and was published on a popular "side hustle" website: https://www.sidehustlenation.com/start- ... -business/
I make between $50-$100 monthly with book downloads (just the one I have published).
Does anyone have success publishing ebooks? If so, what marketing techniques do you use?

It's a good point you bring up.
Rule 1 of real estate - you CAN'T fix location - you can fix everything else
I was close to buying a home on a busy road, the price was right and deal would be amazing.
I backed out and paid more for a quiet house with a little more work needed.
Thankful everyday for my decision.

I feel that real estate investing gets a bad rap on this forum. However, I own 2 rental properties and make passive income each month. I rarely IF EVER get the midnight calls, and if I do I have a network that can handle it. It is not stressful or time consuming. Hello,
My recent credit score dropped by over 100 points! I noticed that my debt listed went from 10k to 140k.
I have revolving credit card debt that I pay off each month and have just recently purchased a home a few months ago (but that mortgage is not 140k).
I am worried this debt might be some sort of ID theft.
Thoughts on how to handle this?

2. Simple Ball Drills - Have kids pass to one another - dribble up and down hallway with each hand.
*Above all the dynamic stretches are super important.

I love having no car payments
I am 36 and live on Long Island. Many of my friends bought expensive SUV's when the kids started being born. I bought my Dad's Kia and a minivan (30k cheaper than most huge SUVs). Both are paid off and each has under 50k miles.
I also enjoy not having cable.
All in all I feel it increases my cashflow by $1000 a month.
I am 36 and live on Long Island. Many of my friends bought expensive SUV's when the kids started being born. I bought my Dad's Kia and a minivan (30k cheaper than most huge SUVs). Both are paid off and each has under 50k miles.
I also enjoy not having cable.

Spoke with my wife and told her how the money did nothing for me. I could save it, buy something, whatever, I had no joy in my work life. The next day I took a personal day and went to my local college and enrolled in school to get my masters degree in Education. Tax payments are quarterly

I plan on paying my taxes from my yearly income
I will save roughly $834 a month and let the money sit in my MARCUS Goldman Sachs savings account (1.85%)
Take money out each quarter
Thoughts? Anyone do anything different?

Great question - I am dealing with this on Long Island NY right now. I find most agents will not move their % if they have to split with another agent. However, if an agent has both the buyer and seller as a client, they will drop a point (maybe). There are other factors as well. Has the house been shown? Was the agency or agent asked to put a ton of sweat equity into getting the deal done? If deal is done very fast with no real calories burn, than I understand asking for some savings. I am a teacher in NY and when my wife had our first baby we decided she would stay home. One income on Long Island (expensive).
We struggled our first year and I decided to start a 2nd business: SAT/ACT tutoring business. 3 years later, the business now nets more than I make teaching and my wife has been home 4 years. I plan on continuing the business as she goes back to work and reaping the benefits. The business has also allowed me to purchase my first rental property which nets me easy passive income.
Think about a side business you could start. A niche where your skills can earn you money.

A family friend tutors high school kids through a web site called Wyzant. Wyzant pairs tutors with students and handles the payment processing side of the business. She felt Wyzant was very fair and they even have policies that encouraged her to keep working through them after a few sessions when she and a student could have gone rogue. She strongly preferred neutral locations like a library rather than a student's house. Hi! I currently run a tutoring business on Long Island in NY. I tutor ACT/SAT. I started from nothing and now make over 3k a month. The fact that you have a Science background is amazing, you can charge top dollar and not have much competition. 1. After 3 years I finally convinced the district to add Vanguard and Fidelity to our 403b list. Long story short, in 2012 those vendors were removed from our "approved" list with no explanation given. I met with our business administrator to see what I had to do to get them back, she told me nothing can be done. Around this time our contract was going to expire so I figured I would talk to the union about it. They told me they had nobody on the negotiating committee that really understood/cared about our retirement options!!! I asked if I could join the negotiating committee and they were happy to have me join the team.
