Im 28 also. Why would you entertain the idea of grad school? Youre already making good money.

You can seriously buy a property for 10% of that, put 75% in the market, and use the rest on yourself.

I have never inherited money, but thats what I would do.

Why not rent out the other room?

I put 5% down and pay $50 a month in PMI. Mortgage is 180k for a 3 bed 2 bathroom in NC. I rent out my two other rooms for 975 combined.

Im with ya wanderingdoc. Goal is to get my first property this year and house hack it, rinse, repeat. At the end of the day, people need a place to live. Could be a bear market, worse financial crisis ever, people still need a place to live and the USA is becoming more and more of a renter country....

Roth contributions you can take out any time for any reason. Roth earnings (gains from investments) are restricted to $10,000 only on a first time house. Im with you OP. Had 4k bonds earlier this year. Im 27 years old. Recently took out 2k for crypto (I already made my money back plus more) and moved the rest to my US/Int total stock market. No bonds for me now.
