My agent was telling me about this very tactic that happened to a fellow agent. The buyer's agent let slip that the buyer had made an offer on another property. The seller's agent immediately cut off that buyer and agreed to the offer from the second buyer. How would you feel about this tactic if you were a seller and not the buyer? Just a point of clarification: the AGENT did not make that decision, the seller did. The AGENT may have advised the SELLER to make that decision but the AGENT does not make decisions. It's another common misunderstanding about what a realtor does. Yes. I understand. I have 3 properties that I am looking at. I feel strongly that two of them are of high interest to me but I cannot offer sight unseen. I am going down on Saturday to see all 3 properties. My agent says that we should make an offer on all 3 properties, on Wednesday (3 days before Saturday). He says that since escrow is due 3 days after offer, we can make the offers, "reserve" them like this, and then pay escrow and move forward on the one I like (or none if I get cold feet). Aside from this seeming a bit rude, is this a strategy people actually use and does it work? I was able to do it in 2021, but Line 4a and 4b on Form 1040 is staying $0.
Everything I do is changing the numbers on Line 5a and 5b.

After an unexpectedly hefty rent increase this year, I'm finally starting to consider alternatives after being a renter all my life so far. Has anyone tried the mortgage bill pay (via debit card) that PayPal Bill Pay offers for limited mortgage companies and, if so, how does one specify that the payment is to be applied as the next payment due rather than additional principal payment? I did a $1 test payment some time ago but it seemed to apply as additional principal (although I did still have autopay on, was just hoping it would reduce the following months autopay payment by $1 which it did not). It is three MONTHS from account opening, not three statement cycles. It may take several weeks for your first statement to close. If you applied today and got instant approval your target date is June 14th - approximately. Not sure if they go by calendar date or 3X30 days. Either way you should complete spend several days earlier to make sure there are no hiccups. I almost lost a bonus recently because I ordered something from Walmart and did curbside pickup. A week later they issued a credit because they messed up and never recorded that I actually picked the thing up. It is a Visa signature card so technically it has no preset spending limit - you just can't carry a balance over your credit limit month to month. Chase likely has a somewh...

I opened an account with Public.com last year for a signup bonus.
Now they are offering the ability to buy T-bills in $100 increments by partnering with Jiko.
The T-bills are custodied at the Bank of New York Mellon.

I had a negative experience with this card. YMMV, but I thought I would mention it in case it’s helpful. Citi started me out with a ridiculously low credit limit - $2,000 or $2,500, as I recall. So, even though the card had “unlimited” cash back, capping the monthly spend effectively limited the cash back for me as my monthly credit card spend is usually $4,000 - $5,000. I requested a credit limit increase and Citi denied it. I was a little surprised considering I have another Citi credit card (Costco) and a FICO score over 800. So, I stopped using the card. About 3 months later, Citi unilaterally cancelled the card because my accounts was “inactive” for too long. Get the Wells Fargo Active Cash. They've eliminated the cashback limit.

We've been looking in the South Denver Suburbs since October of 2022. The house we put in an offer on in October: we were a day too late and they accepted an earlier offer at the list price of $725k. We put in an offer on a home last week for $10k over the list price of $670k, even though it needed anywhere from $100 - $150k of work put in to it. We lost to someone else that waived an inspection entirely. Over the weekend we put in an offer on another $725k house, we started at $10k over and had an escalation clause up to $25k over. Was just notified we didn't get it, that there were 10 other offers but they didn't say what the high one was. A lot of people are not under any time pressure to sell. We are not selling, but if we were, we'd be in that camp.
Yet, they took a lower offer which makes me wonder whether they still had to sell but not immediately.

I applied for and was approved for Chase Ink Business Cash.
The credit limit is $3K.
The sign-up bonus is $900 on $6K spend within 3 statement cycles.

I am guessing that I can spend < $3K and pay it off even before I receive the first statement?
In other words,
spend $2800
pay $2800 from linked bank account
spend $500
pay $500 from linked bank account
and so forth

and still get the $900 bonus after $6K spend?

I’m seeing a lot of “bunching”, in my town there’s a nice house currently listed it’s 3,100 sf on a half acre in a nice neighborhood, a 1,920 sf townhouse that sold recently on a .1 acre lot was 60% of the cost. This is even more pronounced with single family homes where it might be 70-80% of the cost for 2,200 sf on a quarter acre. The lower end to middle of the market is ripping, whereas the higher end is more placid. The townhomes are up substantially with one selling for 70% more than when it traded hands in 2018, another is up 60% since 2010, another 82% since 2013 and another was up 71% since 2018. It seems kind of crazy to me to spend 70% of what a nice single family runs to get a townhome or “starter” home . At least where I am nic...

How long do we need to keep the accounts open after receiving the $900 bonus? When can we close them? Six months. Where is that stated? No where in the paperwork I received did it give a number of months. I know in other promotions ($600 one) they list 6 months, but in the $900 one, the 6 month language isn't there, so please provide a link or other details to that requirement. Was your interview onsite or virtual? It usually is harder to have such a disconnect when the interview is onsite. The disappointing this is exactly this. The final interview was on-site, and from the technical discussions, we were quite well aligned (I feel), in understanding what we mutually wanted and what we could give each other. They're experts in their area, and they wanted to expand into a space that I'm good at. However, it's when we got to the budget it's when it fell apart. I think they just didn't earmark as much budget as they needed to. Which, for me, feels like they want to hire someone for cheap, but at the same time want an expert with 10 years experience. Exactly. I have no idea what they really, really wanted. Do they want an expert with multicorp experience and network connections with national labs? Or just someone to do the work?

The recruiter must have purposely miscommunicationed things to try and get both sides to a 'point of no return'.

I want to truly thank everyone who has taken the time to reply. After reading it myself, I shared this thread with DW and we've gone back through and read every post multiple times. There is so much valuable information in here that we want everyone to know how much we've truly appreciated every word written and time spent. One of the quickest things that jumped out to us is that (unfortunately) she is not alone. Hearing that many other people have dealt with similar situations was an initial wave and sense of relief. She's felt very isolated through this whole ordeal and the mental toll of this situation has really eroded her confidence in herself. Anyway, I responded to the recruiter with: 200k base+bonus, relocation + realtor fees both ways, 15k compensation for the lost 401k vesting, continued MBA support at the same level I have now, finally matching 20 days PTO That's my wish list. I would:
a.) take all the personal days I could
b.) take all the vacation days I could
make up some sort of emergency if necessary

I would not talk to HR or Legal. She's just wasting her time.

I have actually quit a job without another job.
I have not regretted the decision.
I have survived.

I have always said that the 2 weeks after resigning from a job are the best 2 weeks ever for that job.

I would still give the 2 weeks notice, and let the company decide how they want to proceed.

The two I have are the Eureka The Boss SmartVac with HEPA filter.
They don't sell it anymore.
I have had one for 10+ and the other for 15+ years.

As for the exhaust duct, yes it can make a difference. If its not flowing well that creates backpressure and the fan will be noticeably louder.
The model I have is the 696-R02 which is upgrade kit seems to fit.

Did it make a noticeable improvement?

I don't want to create a bigger problem than just a noisy fan.

Vanilla VISA gift cards are issued by several companies and serviced by several companies.

One of the biggest servicers of Vanilla VISA gift cards is Blackhawk Network.
If the one you bought is serviced by BHN watch out!

There have been issues with them by those who use them for manufactured spending.
It may be that paying taxes with them caught you in BHN's net.
Apparently, $485 or something less than that is the upper limit of what can be used at a time a $500 VISA gift card.

noisy bathroom exhaust fan because of ductwork ?

I have two Broan-NuTone fans in each of the bathrooms on the second floor.
One of the fans is noticeably noisier than the other when on.
I removed fan #2 's motor+fan assembly and connected it to a wall outlet, it was quiet.
I had intended to replace it.
Back into the metal case and the noise returns when power is applied.

I have been Googling, and it seems that the only other possible cause for this noise is because of the ductwork this fan is pulling air into.
Changing the ductwork isn't something I want to do.
Is there anything else that can be done?

Curious as to why you don't like bagless? I find them easier to empty and reinsert the cannister than messing with bags, assuming you have another one in stock and haven't forgotten to special order them ahead of time. My bagless can be emptied with one hand pushing a single button. It is also extremely light weight.

Because I have seen a bit of the insides of the vacuum bags and it pretty disgusting. :happy

I have the US Bank Cash+.
I use it for utilities and Comcast
No hassle and easy.
There is a $25 minimum redemption limit, but you reach that quickly.
