Contact former employer and get the papers needed. Read over them and agree and sign. If you do not agree call them and ask why this, why that then sign and make a copy and send back.

yes get rid of the adviser go to Vanguard.

If you have a house coming up soon keep the down payment separate invest the rest in the SEP.

My current plan is to work till 60 then retire. I would live off of my taxable which is much bigger than my 401k and would have a hard time spending down. Convert as much as I can of the IRAs and 401k to a Roth from 60 to 70 while in a lower tax bracket.

Your FA is most likely charging around 1.5 ER which would be near $4000 per year. You could move it to Vanguard and use their Personal Adviser service at .30 ER and only spend $750. Vanguard Target Retirement funds are excellent, and it sounds like what you are ultimately looking for.
+1 That is what I would do just pick one close to what her retirement would be.

I have never spoken to a ant but anyway yes always good to keep them as a contact you never know who your next boss could be. Could be a old one if they also move and try to build a team.

I agree with the most of them get rid of the student dept as soon as possible will let you put max in tax deductable but also start a taxable account that should grow past your deductibles

I am not there yet but my plan was start doing Roth conversion at 60 when I retire. Look at where we are at 62 but know I cannot make many conversions at that point and have a large IRAs/401k. Look again at 67, maybe have done enough to have reasonable RMDs. If not keep on doing conversions to 70.

Land and Property Records is the way to go look up the county records then the land and properties . I did this for the area I live in (very rural ) and still could go back to the 1800s and see who owned what.
