Why not just buy ETFs if you have an etrade acct ? I have an etrade acct and a Vanguard, only have etrade for employee stock bonus, prefer to have choice of ALL Vanguard funds. They tore down an old home next door on a double lot, someone bought the lot....its been sitting for a few years. Once they are built one advantage is that if the lot was still vacant a future buyer would be concerned about what might be built on it and what living there will be like while the cons...

I think the sales price will be lower *during construction* than either immediately before or immediately after, since no one likes living next to a noisy, dirty, busy construction site. Whether it will be higher or lower after probably depends on whether what they build is more attractive visually...

Your dentist should probably have discussed the relative cost of gold vs. porcelain crowns. Other than that...you got a premium crown, and you were billed for a premium crown.
