Re: iPhone question - purchase

Apple - gives the option of buying an unlocked phone. not sure if the phone purchased from the carrier is going to be locked or unlocked? Either way, you can't go wrong if you buy directly from Apple.

Re: How much mortgage to borrow?

Compared to my current mortgage, my mortgage expense is increasing $2100 per month and I am not feeling comfortable about it. That's why I want to get rid of $500 car payment to offset increase. I even thought about paying addition $100K more towards principal to offset payment increase by another ...

Re: How much mortgage to borrow?

OP, I did not find the following information:- 1.Why are you upgrading the house - is it because of having high income? 2.With your income, why are you having a car loan? Multiple reasons for upgrading 1. I have a special needs daughter that needs a strong school district for mainstreaming. Schools...

Re: How much mortgage to borrow?

This is a version of the common question: Paying down loans versus investing Here, instead of paying down your mortgage, you would take out a smaller mortgage. Since your mortgage is more than $750K, you get no benefit from the tax deduction, and thus you get a 3.5% risk-free return on a larger dow...

Similar situation and the best I can find is 10/1 arm @ 3.75%
I locked rate 30 days back with BOFA. I comparison shopped with US bank and Wells Fargo and all of them has same rates that day

Re: How much mortgage to borrow?

If OP were to lose his job it seems like the bottom would fall out. I’m sure right now in a hot tech market it seems like that could never happen, but things change. I don’t have a sense of what a reasonable go forward income will be. Will the options and bonuses always be there? Having a $2 millio...

Re: How much mortgage to borrow?

I didn't follow all the capital gains discussion but as long as they are long term then they would likely be taxed at 15% for the federal taxes plus your state taxes. Can you figure out a plausible way that you might ever pay less in capital gains taxes when you eventually sell the stock? If not de...

Re: How much mortgage to borrow?

How confident are you in the extra income over the next 5-10 years that you will need to pay on this mortgage? That's a lot of house where almost all of your income is variable. Over 5-10 years is hard for me to say. And yes that's why I am feeling nervous. So, I see 3 options 1. Either stay at cur...

Re: How much mortgage to borrow?

Monthly payment : $4940 Does this include taxes and insurance, or just principal and interest? Also, the typical rule of thumb is to budget 1-2% of home value for maintenance, that would be another ~$1500-3000 per month. This rule might not hold in a housing bubble where homes values are elevated. ...

Re: How much mortgage to borrow?

I just locked in a jumbo loan 30 yr fixed at 3.875% no points. In my analysis a longer term makes sense given that interest rates are most likely going up. yeah but also depends on your time horizon for the house. If you will sell or refinance your house in 5-10 years then you do not need 30 year m...

Re: How much mortgage to borrow?

You didn’t say what your other savings are in 401(k), IRA, etc. But I would not tie up a big portion of net worth in an illiquid house. Especially one that you only plan to live in for 5-7 years. So unless you have a very large nest egg, I’d either stay where you are or put as small a downpayment a...

Re: How much mortgage to borrow?

Can you really get a mortgage for $1.1 million on a $120k post-tax income? Doesn't seem like a good idea even if you can. $10K is after all the pre-tax benefits, ESPP, etc. Plus, I have sizable income from Stock options($100K pre-tax) and RSU's($110K pretax) for next 2-3 years. And $40K bonus (pre-...

Re: How much mortgage to borrow?

Depends on your risk tolerance level. At those low interest rates I would just pay 20% down and not pay any extra. Invest the rest. How did you get a 3.5% loan? Is that a 30 yr fixed? I am taking 10/1 ARM loan. I plan to refinance if rates get better or pay lump sum in future and re-finance. I do n...

I live in HCOL area and we are selling our current and buying new house.Following are the loan terms I initially thought I was comfortable with and now I am confused. Combined monthly income : $10K (post tax) Annual Income (pre-tax) from RSUs/Options/Bonus : $250K (Since this is equity, using it add...

How the dividend for VBMFX is calculated

On Aug 14 2008, I made a transaction of 300.903 shares of VBMFX at NAV of 9.97. On Aug 29 VBMFX fund issued a dividend of $0.0399 per share. So, if I am doing the math correctly, then I should have got total dividend of 300.903 * 0.0399 which equals $12.006. However, I see a dividend reinvestment of...
