If you dont expect to have a large property damage claim eg you dont live in a fire/flood/storm region, save the money.

Some owners lost all equity when their HOA couldnt afford to rebuild after Northridge. Ive been meaning to ask the CEA about loss of use, but I assume it only pays for each month you cant live there because of reconstruction. Would be nice if it paid out the full 100k if your HOA decides not to rebu...

Independent agents dont shop every insurer. Another way to save time is to simply go with Amica, Chubb, or USAA. They have the best reputation on this board, among the national carriers.

Cases always settle because lawyers are $250+/hour and suits drag on for years. And you have to convince the jury there was foreseeable negligence. $1M umbrella is enough unless you plan to drive in an abnormal and reckless way. If so, get 10M.

If you dont enjoy the hassle put everything with a company that has the best customer service. Amica, Chubb, USAA or perhaps a smaller regional insurer.

You might pay more but you'll likely get paid without a fight when things go wrong.

Not a great loan rate
Out of state landlord
Most condos dont have earthquake insurance and you cant buy full protection as an individual
Concentrated risk of that city's economy

Maybe if you had a great risk-free tenant lined up it could be worth keeping, for as long as they stayed

For the condo use the same insurance as the HOA. Reduces fights between insurers over who's responsible, when shared things break.

For a house shop around. Amica, Chubb, and USAA have the best reputation.

Dont think you need a 2nd opinion, but I try to find small business owners on nextdoor.com and avoid employees of large contractors, even if those large companies have good yelp reviews. I spent $300 on one, other than a few technical points about property tax, Ive learned 10x more here. Which boils down to...simplify

If you want to pay an advisor look for someone with expertise in an area unique to your situation. eg maybe asset protection. Let us know how it goes

Probably. But I wasnt selling, and some say a lien on your property discourages lawsuits (I doubt it does)

I paid Wells Fargo online leaving $1 balance (it would not allow full payoff). They sent a letter requesting $40 for recording fee, which I didnt send because I didnt need the lien removed. They eventually paid the last dollar and the fee. Small consolation after what they put me through with a HAM...

Unfortunately there's no easy way other than to contact every insurance co and an independent agent for prices. Bundling discounts and high deductibles dont save as much as you expect. For "fun" and affordable areas, check out the gentrifying neighborhoods in and surrounding downtown (Arts district, Northeast LA, West Adams)

If SoCal could implement congestion pricing on the freeways, so you could buy your way out of traffic, GDP for the region would double.
