If not at fault, but your insurance gives you a check either through your collision coverage or uninsured motorist, will they raise rates to get the money back? Any laws about it or can they do whatever they want. I suppose if they raise, you shop around and hopefully some other ins co wont penalize...

If im at fault ill accept responsibility (not before reviewing the facts). What you dont want is your "adversary" or a witness claiming you were texting or some form of foreseeable negligence (required to win huge lawsuits) . So, ill take the dash cams

I hate phone calls so use a property manager's leasing service to call employers and former landlords etc. And he knows what to put in leases, through experience. Huge pet deposit, animal urine destroys floors and walls Month-to-month, especially with rent inflation putting more tenant "protection" ...

Probably not worth 1k/year. But only you know how angry you'd get, if they play games with a large claim. And you should be shopping for rates every year or two. Stagflation insurance, and correlation. If you need to make a large unexpected withdrawal from your portfolio, you want uncorrelated assets so you can sell what's expensive.

We have two accounts, one for home and another for the area our rental is in. Its great, and better than Yelp or Angies list. Apparently in some rich neighborhoods nothing happens so the posts are mostly lost pets and "I saw a strange man walking around" :happy

Try life w/out a car. Saves $, lowers risk of injury/liability, forces you to exercise. Get a bunch of podcasts/ebooks and try the bus and train. https://moovitapp.com/ is a good planner.

Independent agents are worth checking with but there are many companies they cant quote.

As mentioned water/sewer backup is common, expensive, and often underinsured so leak detectors should be in every home.

Take a look, its cheap to go from 300k to 1M on the primary. Then get it in writing that your umbrella will stack for 2M total
