Condo Fees - Condo Loan Part

Due to loss of law suit after paying 2.7M in legal fees and the need for repair of common structures, the BOD negotiated a $10M loan for such repairs. Although a QA - factor in the info was that an individual would have options to pre-paid their share of the loan, now the BOD has refused to address ...

REIT Liquity AGNCB

AGNCB is a Reit which is up 1.13% today and has an yield of 7.3%. It is near a yearly high. It seems to be a Reit that invests in other REITS - mutual funds. My returns have been great and would like to buy more but worried about liquidity. It's average is only 27K. However, it is not a pure stock p...

Mutual Funds - Current YTD Return

I am trying to compare ETF current YTD return with like type mutual funds YTD. However, the only YTD return i can find on a mutual fund is for the last quarter, that being, it is about 2 months behind the YTD return for the comparable ETF. Does anyone know a site which would have the current YTD rat...

Market Neutral Funds

Been looking at a Market Neutral Fund QMNNX which has done about 14% YTD and 5% last quarter. Looking at the composition it has 85% cash and equivalents. Considering cash is 0%, wondering where the fund managers are investing in as "equivalents" to get such a good return. :(

Bond Prices and Anticapted FED Increae

Rule is that Bond Prices will decrease as interest rate increase. The consensus is the FED will raise interest rates in the next few months. Considering that, why are Bond Prices now increasing?

Specifically, why has TLT gone up 2% in a week? :confused

Re: Form 1099-D - Block 2A Total Cap Gains Distribution

The number reported in Box 2A of the Form 1099-DIV is the total of the capital gain distributions during the year from the mutual funds/etfs held in the account and they are all long term gains. Your tax software will create the appropriate entry for these in Schedule D. This number has nothing to ...

Re: Estate - Stepped-Up Value of House

Alan - I interpreted his question to mean if they sold it now why they were both alive. Pub 523 says, regarding ownership and marriage: Marriage. Married individuals may exclude up to $500,000 of gain if they file a joint return and neither spouse excluded gain on the sale of another home within a ...

Estate - Stepped-Up Value of House

Consider that the estate is below the estate-tax exemption. I am married and years ago I had the house title in my name alone in order to get the "stepped-up" house value for my wife if I died. This was when there was a lower or no sale tax exclusion and estate taxes were at amounts much l...

Form 1099-D - Block 2A Total Cap Gains Distribution

I do a lot of trading and receive a CY Tax Reporting Statement listing all the sells (short and long). In Block 2a - Total Capital Gains Distribution - I show a dollar amount. I know that a quirk of the Tax law is that short term gains are reported in "Total Ordinary Dividends". I use an e...

Re: Any reason I should not cancel my Amex Gold Card?

I don't think so. I love Amex since there service is so terrific. I have had numerous different cards. Blue Cash is free and provides usually a 2% return. I only obtain any fee cards for the bonus miles and if the annual fee is waived for a year. As an example, I now have the Amer Business Card whic...
