She should have insisted he file a quit claim to remove his name from the deed at the same time he was removed from the mortgage. Not too late to do this. Re: Divorce question [home equity loan]
How did he get his name off the mortgage loan? The lender would have had to refinance the loan in her name alone and would have had to run the qualification steps (her income, credit worthiness, outstanding debts, etc). And for him to try to get new loan against the property, the lender (new lender...

Correct about how his name got off the mortgage but still on the deed. The concensus seems to me that some professional legal advice regarding the divoce would be prudent here. Also we will contact the current mortgage holder to make sure her rights are protected.

My point was that the risk was and is not what the chatter was making out to be. Most of the smart money that were talking down bonds did it for their own benefit. In other words they were selling short in anticipation that rates would rise and prices would decline.

Since bonds have an inverse relationship with stocks, is it possible that if this equity rally continues, the bond market will take a hit, even if interest rates and inflation remains low.

I guess what I meant to say is does the risk out way the benefit to go with an etf given how low the yield is for the 2 year note (.2%). For instance the aggregate bond fund has consistently return an average of 7.22 % annually since 1988 with only 2 years of negative return(1994 -3% and 1999 -.9%).
