Hard to cash flow as well with 54% paid down (200k). If you want to rent it long term you may want to refi it on a 30 year note and get a really good rate while it is still your homestead and pull money out to only have 20-25% in it (74-92.5k). Based on your story my guess is work was done... Leakage occured probably from moisture contamination... it's only been 2 years so it's operator error not your error (Most likely but not absolute)... and again you're in a clinic so rather than just replace the mess up they're gonna sell you more exp...

Robinhood ETF Purchase

Is there anything wrong with having purchased SCHB in my Robinhood account? I am mostly on my phone and not on the computer and I like the simplicity of the Robinhood app... and as far as I understand it there is no charge to buy the ETF there just like from a Schwab account. It's just not Schwab!

I just figured a thousand bucks or 2 when they hit retirement age tax free would be quite a windfall :) i thought 529's were just for college if i can do both why not? and a better thought may be i hire my buddies kids, he hire mine, deposit into roth. maybe won't look so bad :P
