As an alternative, maybe ask for the seller to buy a home warranty that covers these items. If these systems truly are end of life and they die within the warranty period (often a year), you are covered. If they exceed the warranty period, then they really weren't end of life.

You are not going to increase your tax deferred savings by all that much at age 40. Defined benefit contributions are based on your age.
