Does your relative qualify for a mortgage from a bank or mortgage company? If not, why not? If you do lend him the money, and you have a lien, contract or whatever on the house, are you prepared to toss your relative and his family out on the street when he stops paying you? The lien would stop him from getting any additional loans on the property until he gets the lien released by repaying the money.

I would not throw them out of the house, I just would make sure that if there is a refinance or additional loan on the property that it would come to me first.

Personal loan to a family member

I would like to make a large interest free loan to a family member however I am somewhat worried about getting it back. Since the purpose loan is to buy a home how do I set it up so that I can have a lien on the house until the loan is paid back. What else should I do to protect myself from a default.

I think that there is no reason for you to be taking risk, you have what you need. 70% bonds and 30% equities. It sounds easy to say you can handle a30% drop in equities; by when it's 10 million dollars in a week you will bail quickly or lose a lot of sleep. Not worth it.

You should be looking for 20% returns in real estate and then be happy to walk away with 10-12%;if you are starting of with 4% you will end up with ZERO if you are lucky.

Depending on the property value; She can gift you and your brother percentages of the real estate every year - up to annual gift exemption. You would not have a tax issue.

Since you are funding your taxable account, you should try to invest in funds that are tax efficient.I believe your 20% bonds should be in VWIUX that's the non taxable municipal intermediate fund. I would also stay out of the dividend producing stocks in your taxable account.

In my humble opinion you should try to keep all your bond allocation in your 401k where your bond interest is not taxable.

You can then keep TSM and TISM in taxable

I don't think this advice applies to everyone. Some people keep all their bond funds in the tax deferred accounts to keep their AA, and take advantage of the complete bond(taxable) fund.
