I love getting all of the different angles on this. It honestly has led is that selling is the best in 2017 aug. Raising 300 isn't going to make us that happy. Cpants, that post really hit home. Our only concern is that at the end of August that a lot of buyers have found there home and the buying season is coming to a close. We were thinking of extending lease until December but I think that is being too nice and letting us have all of the risk.

Ralph thx for explaining. Would the purchase price be decided before or after the lease to buy is signed? I'm not thinking this is for me but just curious. I think we should keep it simple. Name a price higher than we want then bargain down to a price we are perfectly happy with too.

To be honest we just don't want to be landlords anymore. We think we can invest passively and get better results with less aggravation; ( maybe funding VTSAX in a ROTH IRA ). We have 155k left on the mortgage and could pay it off but I do think it comes down to whether we want to be landlords or not.

That makes sense now. Thanks for explaining. I do see the benefit now. That may not be a bad idea. Takes a little of the risk off the table. If something costly does occur; I would have 9k waiting for me. Worst case is we sell it at the approved price and the 9k goes towards it. Something to discuss...
