We have had an ev since 2013, on our second Leaf. Both have been economical. The Bolt is a good deal for most drivers. Both are relatively low screen compared to something like a Tesla screen. They are both on the trailing edge of the technology but work well. Neither of our Leafs even required service, we live a long way from a nissan dealer, farther than its range. Our second car is an ICE.

I personally have not filed a business claim after a natural disaster, only personal home after fire. I also live in a wildfire area and spent quite a bit of time on understanding my policy. Still this is FWIW... Coverages- as you note understanding them is important. I would create a sheet or xcel file with the various types and limits of coverage - property, business interruption, other expense, etc and list the limits of coverage and forms for each . In addition to my insurance, I would add any State and federal programs below that and list their coverage and forms. I would have columns for dates filed and one for response names/dates/contact. That's interesting. So your view is that banks are now seeing a lot of CD shoppers, and they are trying to be competitive with attractive returns, but they are depending on their ignorance (being uninformed) of buyers not understanding what callable is. So, if they offer a long term high rate callable (without any intention of fulfilling the long term expectation) because it looks like a better deal? So, it's just a marketing ploy? I wonder why the same thing wasn't happening earlier this year. May not be nefarious, there are lots of short term 5% options now. If I am a bank and want a mix of terms, I can juice my 3 or 5 year a bit and make it callable to diversify my mix without getting caught with my pants down like Silicon Valley did wh...

Would the beach in Malaga or Marbella be open? In what order should I do: Madrid, Granada, Cordoba, Malaga and Seville? I would probably do the Renfe pass. I find it a little confusing because everything seems to run through Cordoba, but it’s the place I’d want to spend the least time in I think. You could go to the beach, I doubt that you would want to go in the water without a wetsuit under normal conditions. As for route, I like to end trips on a highlight. For some that would be Grenada for architecture and history, for me that would be Seville for City, biking, and food/drink. Just the usual considerations, check if you have coverage or whether you need to buy the collision damage waiver. I probably had coverage but ended up with a good price for a car with full coverage so I bought it as it was good in Spain as well. We looped through Evora on the way there (great biking in that area), over to Sevilla and then back along Algarve coast. Driving is pretty straight-forward, many roads are toll roads so it is easier to get the transponder with rental car. Otherwise you need to pay at local post offices or wait for rental company to forward fees and they add a PITA surcharge. Part of it is what you are used to. There are people with very good employee health plans that are not used to paying paying hardly anything who may be unimpressed. While others, like me, were buying private insurance and paying very high costs for very high deductibles and will think that they are getting a great deal.

How was the top tube length when you stood over the Lg DV9? If you had appropriate clearance from the relevant parts of your body and the size large felt fine to ride, then you should be good to go. Those are three totally different bikes in your link in several ways, only common threat is hardtails. As long as you are really good about staying up off of the saddle when you are riding bumps, then that will probably be okay. Of not, at least a Thudbuster is in order, if not full suspension. I am an older rider and staying up on my knees for long is no longer an option. I traded my full suspension for a hardtail 29er and that was a mistake, for me. The 14 panels system wins on cost per watt and meeting the greatest % of your demand. The warranty on the inverter would be the next place that I would look for difference (more warranty is better). I would also consider how long the installer has been in business (longer is better) as my crystal ball says there is a shake out coming in residential solar. I used to think that an oversized inverter was a good thing but given the changes coming to the renewable mix on that grid, I no longer think that. In the big picture, it is unlikely to make a big difference. If you do it, I will be interested in your experience buying back in at the end of the month if things have changed. My timing experience was that selling is a somewhat easy call as the world is full of sell signals and that buying back in is more of a challenge.

For EV owners, did you invest in getting a 220v/50a outlet in your garage? We haven't purchased an EV yet, and are on the fence. On the one hand, getting 40-50 miles per night from a regular outlet seems like plenty, but there's the off change that I would want to drive further and not want to find a public charger. Is it worth the $3k-4k to install a new outlet in the garage? Like many others, we started with an extension cord and after about a year installed an EVSE when our utility offered equipment for free with our pay for install. Ours was simple install, sounds like the OP needs to bury conduit to detached garage. Might be best to start with Level 1 and see how it goes before deciding. You are more convinced than I that NACS will be the standard in 10 years. Not discounting that possibility but I do not see it as a given. My Leaf tracks actual miles per Kwh. While there is variance summer/winter, highway/local, etc. one can track the overall trend. I assume that Tesla has that feature as well but have not looked. Our first Leaf got 4.1 miles per kWh and our current one (which has a different dominant driver) is 3.8.
The results that I have read show the Tesla Model 3 to be an efficient vehicle with about 4.25 miles per kWh real world. YMMV like it would on any type of car. If you race to the next stoplight and jam on the breaks, you will get less miles. The total range for a 3 is about 10% less than the EPA number in real world tests that I have seen.
These range discussions are tired, if you don't want an ev, then don't buy one now, eventually you will.

Interesting. So it seems NEM 3.0 essentially disincentivizes solar production. I would still choose to overproduce and earn less money in credits, unless you can provide math that shows paying for electricity over the lifetime of the panels is cheaper than the cost of the panels and labor, minus the credits. And if that is the case, I'd still go with panels just out of the environmental impact. Either way it's very interesting. The version of 3.0 being proposed by my utility disincentivizes rooftop solar. I am pretty much fine with that overall. I am served by an electric coop and would prefer that our coop invest in coop-owned utility scale solar at $1 watt than the local rate of $5-6 per watt on my roof. For owners out there, especially people in Colorado or other winter climates, how much is the range affected? I am worried that the elevation change is coupled with the cold weather could seriously affect the range. And based on how crowded the ski towns get in the winter, I wouldn’t cross my fingers that I’d be able to find a charger. I live at 7200 in CO mountains. 20% is a pretty good estimate. It will vary from person to person. I drive speed limit, pre-heat, and use eco-mode so it is less for me. So I am curious, based on this comment, if you have a view what would be the best practice charging on the Lithium ion battery in the new 2023 Prius Prime. Are you better off letting the battery fully discharge and then recharge to 100%, or if you are down 50% and done for the day do you recharge back to 100%? Do you or anyone know what constitutes a "cycle" on this battery and what charging routine is best for the battery (assuming you have some flexibility in how you charge). Thanks. I think it is less a financial and more a lifestyle question. As you say, a couple of years cash flow and some taxable will pay the cost of renovations. If your read of the market is correct (that your renovation will be matched by a value increase) then it does not fundamentally change your net worth or mandatory work timeline. Missing? Have you lived through a renovation? If no, is this renovating spaces that you use on a daily basis, then you might consider phasing and do the most essential upgrade as a first phase. Two busy professionals with two young children and a torn up house can be a lot to manage. You have some of the numbers needed in order to make an informed choice. I would leave potential appreciation aside as a match to inflation. The point about the window to enjoy your appreciation gain on the current house is an important consideration, especially since you apparently have good regular income. A nice house in a good neighborhood may do a little better than inflation but I would not base my decision on that unless I was an experienced real investor and a licensed realtor/experienced FSBO to lower the transaction cost. Income- the only real input on this side of the ledger is the rent. Maybe, it is $2500, maybe 3000, maybe more.... In my experience, the points are worth less each year. I still play a little since I connect to trip from Aspen's airport and tickets are pricey there. That adds to my value per mile. Also, people who can plan trips far in advance, so they can book trips right when the seats are opened will be better mileage users. Anyone flying out of a hub or major airport is probably better off if you can get a 2% cash back. Each card will typically require a $XXXX spend within a certain time period. When I fell like playing the game, I pay my annual home and car insurance with a card to fulfill the requirement. I, a former lessee of an ev, am unfamiliar with the idea of a lease not allowing outside charging, can you explain that? Someone driving 40 miles a day with a Tesla in an area with 20 chargers will not have a problem. You can go to the plugshare website if you don't want to download the app, if you click on a few plugs that she might be likely to use, it will display kWh charge so that you can compare. Does her lease allow for charging a car outside? Exactly people. Where is she going to plug in even only 110V? Run extension cord across sidewalk, up the stairs and in an open widow? How many extension cords are going to get stolen in the first year! If the rental complex is not EV friendly even without chargers, EV is not a good choice. Yes ...

We are interested in some moderate hiking, hot springs and outdoor activities. Not so sure about white water rafting but I am open to it. Neither of us have done it. We are reasonably good swimmers. P.S. you should look up how to calculate income, tax deduction is not in the formula, though it may be a consideration for you. This may all be moot, if you have $48k in expenses and $20k in income and $137k upfront then there is no calculator that will work.

Cash on cash is the amount of income after expenses divided by cash the that you are putting in up front ($137,500 in your numbers but not sure if you have included furnishings). You have a negative cash flow so that calculation would be a negative rather than positive number.
A more typical type of use for COC would be a $1,000,000 office building with $250,000 that has a net of $50,000. $50k/250k=0.2 or 20% Cash on Cash, WOW, sign me up.

Once you have realized that you only need a few low cost, index funds to have an investment plan, you need something to talk about :happy Seriously, most of the chatter is disappointment that at one time seemed to have an investor education mission is now creating confusion with so many active funds. We still are invested there and are likely to stay, it just isn't that much different from other options like Fido or Schwab in terms of mission.
