In the example above the equation would be:

Y=((X/.8)*.2)+X

X being the current ownership percentage as expressed in a decimal of one of the remaining parties

Y being the new ownership percentage

To make it more generic

Y=(((X/(1-Z))*Z)+X

Z being the ownership of the vacating person.

EDIT: I'm a dummy and made the equation too long. Y=X/(1-Z) accomplishes the same thing

Take it for what its worth but I do acquisitions underwriting for a large real estate company and have just a couple thoughts. First, the private REIT industry is, generally, best avoided by laymen. The structure most used for non-traded reits is ripe for abuse by managers and very opaque. Second, specifically for ARCP, I would be very surprised if ARC can keep that dividend up in the future. The properties they invest in have little residual value and given their recent history fund raising for future acquisitions is going to be a concern. At a current yield of 7.05% you are certainly getting paid for it though.

That's just my 2 cents.

Two places that stand out in my mind form my last trip to San Francisco were Hops and Hominy which is a southern food resturant with a great selection of craft beer and the Boulevard which is admitidly expensive but was one hell of a meal (probably not the best place for a 10 year old though). Archive Bar was good as well.

Short and simple of it sounds like you're waiving the insurance companies right of subrogation but is overall pretty weakly written. Not sure if its standard language in the industry and I'm not sure if your insurance company would like it. If it doesn't effect your policy in such a way that your insurance company won't reimburse you then it wont really effect you.

I don't purchase cloths often, maybe twice a year but that’s a weekend of just shopping. Between suits, shirts, ties, and casual cloths I probably spend 1.5K-2K a year on cloths. I generally shop higher quality. My business apparel is Brooks Brothers shirts or more recently I've been buying Kamakura shirts. Suits from SuitSupply, Brooks Brothers, and Ehaberdasher. Ties from Drakes of London for the most part. My casual cloths come almost exclusively from Jcrew and Uniqlo. Dress shoes are Allen Edmonds and Loakes for the most part. Casual shoes are a cheap pair of Chucks.

Personally if I was invited to split an apartment with two other couples and I could choose how long to stay I would expect to split the cost of the apartment on a daily basis. ie if I’m there with all three couples I expect to only pay 1/3rd of that daily rate, If I’m there all alone i would expect to pay 100% of that full day. If you split it by protata share of total nights stayed (the "8/28 method") the couples that stay there alone or with less people are not paying for the benefit of having more of the house to themselves.

My wife and I (mid 20's) just got back from Barcelona. We stayed in the Hotel DO. in the plaza real which was amazing. Its a "gastronomic hotel" their two restaurants are amazing, their free a la carte breakfast was the best free breakfast I've had. They also bring to your room two snacks throughout the day (ripe cherries and caramels were the two snacks one of the days), and all the nonalcoholic beverages in the min bar are free and they are all great artisanal or local drinks. The accommodations are great. If you have the means I would not hesitate to recommend to anyone. Also make sure you hit up Xurreria which is a churro place in bari gotic not far from the Hotel Do, best churros of my life. You'll love Barcelona, in Spain bu...

I am very happy with my TravelPro 20 inch roller purchase. If I'm looking for one thing in a suitcase is quiet, smooth wheels that wont sound like a bag of rocks in 10 flights. The Travelpro is still as quiet and smooth as when I bought it.

Sometimes we do international trips and splurge (nice hotels, resturants etc) but most of th time we try and makethe money stretch as far as we can. But the reason for that is more than monetary; we travel a good amount (an international trip a year and lots of long weekends to florida, chicago, san fran) and we've come to realize when we do a splurg trip, while nice, we don't get the same local feel as when we try and stretch our dollars as far as we can. The splurg trips we more often than not get a "10,000 foot view" of the culture, people and location. The times when we really feel like we connected with a place is when we force ourselves to spend little and we end up doing more of what the locals do. We do both types of trips...

Is it usual to work all summer and not be paid until the end? I would be more than a little concerned the money wouldn't materialize. What's wrong with weekly pay? British law says you have to be paid monthly (I think) and you cannot be paid in cash (that *is* true). I had thought this was to implement EU law, so that all jobs in Europe (that aren't under the counter) would pay the same way. Most young people on the Continent seem to be on short term contracts-- if you make someone an employee in many countries in Europe then it's incredibly expensive to get rid of them, so there are no 'jobs' as such (except for the very well connected) for young people. Also social security taxes for the employer are huge (say 40% of pay in some countrie...

Brooks brothers is fine if not overpriced except the 4 times a year the 1818 suits are on sale for 550-650. If you are fat the madison cut is where you will want to go. The Regent and Fitzgerald are more slim cuts (regent jacket is more boxy than the fitz jacket though).

If you know your size I highly suggest eHabadasher's Benjamin suit. Modern cut, fully canvased, good quality for 550. Great value. The only problem with the Benjamin suit is they only come in staple colors but since this is going to be your first new suit in a while I assume its not going to be a problem.

I'll confirm this. The Benjamin suits at eHabadasher are truely Boglehead in value. ~$550 goes a long way in the Benjamin suits. Cut and construction very similar to my Fitzgerald Brooks Brothers suits.

In case you use Chrome, as long as you are logged in, anything you search for on other Chrome browsers or an android phone will influence the ads that pop up. Its not computer specific for Chrome, its account specific.

I took my much-older kids there last fall (ages 12 and 15.) There is no way we would ever go back, and under no circumstances would I take a two-year-old. Comic-Con NYC is a gigantic convention floor filled with tables and booths of people selling their overpriced comic-related stuff. There is very little room to walk. It was a struggle for us to move even 20 feet, there were so many people (Sunday afternoon.) The odds on you seeing anything worthwhile are slim, and after ten minutes, you'll do anything to flee the crowds. It was an utter waste of time and money for us. Never again -- and certainly not with a toddler. Yeah... I took my 14 year old for the first time last year (first time I have ever been as well) and this sums up my experi...

Other People’s Money - Charles Bagli

A story about the sale of Stuyvesant Town and Peter Cooper Village right at the peak of the market. It gives a great history of the development and then goes on to use the sale as a poster child for the bubble and subsequent credit crisis.

Although it’s not perfect and is definitely pro-tenant and anti-development. Since I work for a large real estate firm in NYC is made me cringe a bit with what I would call inaccuracies. Still a good book.

While I do like my Paperwhite for novels, thats about all I use it for. For me, the Kindle can't beat a hardcopy when it comes to plays, poems that have foot notes, and expository work. Kindle just doesn't play well when constantly flipping or when footnote are required.

That being said, for novels, short stories and the like its great!

Its good to see other Boglehead gamers!

I myself have played, for the majority of my self aware life, FPS and MMO's. Grew up playing Counter-Strike, played professionally for a year and won some money. Most recently I've "quit" CS:GO and GuildWars 2, the plan is to game less and maybe play some consol games casually (coming from a life long competative PC gamer it sounds dirty just typing it) but we'll see.

I have found that often purchasing tickets through the airlines website to be the worst way to go. I always check google flights, kayak, and cheapoair. If its not last minute most of those are within $10 of each other.

I'd be interested in hearing what other site people use but I've been pretty happy with Google flights.

Everything that's normally free online (abc.com, nbc.com,fox.com etc) Roku is an aggregator media server with dvr capabilities not a content provider. Almost all of this is incorrect, as far as I'm aware. I suspect that you've never owned or used a Roku. I don't own a Roku, but thats because I know what a Roku is inside and out and I ended up building my own HTPC instead of paying for the premium of the Roku. Show me one piece of content that you can get on a Roku that you can't anywhere else. Roku is just aggregates free content and your subscriptions into one bux with a userfriendly UI, they don't provide or control any unique content that I or anyone else cant get on thier own, thier "channels" are not unique to Roku. It really depends on what exactly you found. Not all malware is a doomsday keylogger with a back door to your computer :P most are relativly benign that opens pop ups, etc.

I use Ally and supplement with Chase. Not so much for the measly return on savings/checking accounts though. Ally's ATM refund policy, great mobile deposit app and general ease of use makes it a winner in my book. I use chase to suplement though if I need a real, walk in branch (say a check over the Ally 10K limit) and then immediatly transfer the funds over to Ally.

Its too bad you had some trouble opening up your ally account, mine was easy as pie (probably took 5 minutes).

There is no subway connecting Time Square to the Javits. In May you might as well walk, its not that far otherwise I would recommend a cab, alternativly you could take the cross town bus over to 11th ave then walk south.

I can actually get pet insurance through my company (about $5 a month). So its a no brainer for us to have, one surgery (errant leather glove eaten, god forbid cancer, etc) and it could very well be the best purchase we make this decade.

That is very true

No matter what you use, grinding your own vaccum packed whole beans instead of pre-ground beans will make a much more significant difference to your coffee than any change in brewing techniques.

I also have a nesspresso, which after using an actual esspresso machine (Rancilio Silvia) I would not go back to a "real" machine. Not so bogglehead-like but still something I reccommend highly.

So much hate for traditional business wear jeesh. I wear a suit and tie to work every day and wouldn't have it any other way. If OP is to have one suit with a $200 budget I suggest spending 50-75 (whatever you can do in NC, I liek in NYC so I'm sue its cheaper down there) on alterations and budget the remainder for a suit. If its not somthing you will be wearing all the time dont worry about types of fabric (as long as its 100% wool, NO POLYESTER!). You just want it to fit well on the few occasions you do wear it. So find a reputable alterer (not your dry cleaner silly) and budget more for alterations than you would think. Know your suit size and check out Styleforum.com, their marketplace is full of deals. Shoot, in my NYC apartment with steam heat (that cannot be shut off or set lower) and south facing windows I've had my AC on almost all winter with the exception of last night and the really cold week or so about a month ago.

I have a previous generation Mac Mini I use as a media server. Large amount of storage for moving, TV shows, music, etc. plus I have the freedom to use any service/streaming site I wish, not just the ones that the Roku or Apple TV are compatible with. I also have my Mohu Leaf pluged into it with Eye TV for OTA HD TV.
