There’s more to the story I didn’t know I’d have to include all this. So my kids live 45 or 50 minutes from me I stay in their lives try to be a good father. The traffic is so bad in my city. When I get off work, I cannot come home and drop off my work vehicle and take my personal vehicle there. It would take over an hour to drive to their house, so I bought a second car to leave at my work when I visit them I have a work vehicle that I take home but that is restricted who’s in the vehicle with me and I have to only use it on my route home and two from work I can’t stop at places out-of-the-way The reason I wanna improve my DTI ratio is because I want to possibly purchase a house closer to where they live then I won’t need an additional ve...

To answer your question, yes pay it off if you have the liquidity. That rate would trigger a payoff for me.

The truth is I love both my cars. I have a very nice Acura sport sedan (I had this first). And my second vehicle is a truck. It's great! I use it for transporting bikes and other things. I mountain bike regularly with my kids. So, I don't want to give up either vehicle. I always wanted a truck. The work vehicle is a government vehicle. I just use it for work, like a local patrolman does.
I am not getting rid of any of the vehicles, but I can pay off the loan with the higher interest rate. I have to go back to the white coat write up to read that again , so much information.

Yes, after visiting my kids during the weekday when there’s tons of traffic, I return to my workplace drop off the second vehicle leave it at my work and get my work vehicle and drive it home with all this being said most people are telling me to pay off that second loan with that high interest rate

Yes, due to my circumstances. I have a take home work vehicle in addition to my two vehicles. However; I have to leave one vehicle at my place of work when I go to visit my children during the week. I cannot drive my work vehicle in that direction of travel, so I take my personal vehicle. I could have either moved or bought another vehicle, and house prices are too high.

Greetings Bogleheads, I have a mortgage, two vehicles, pay child support monthly for my two children. My goal is to bring down my debt to income ratio. It was last around 54%. I work for the Federal Government and have a very good salary. My mortage is very, very good for a fairly new single family home, $1000.00 a month with a 2.78% 30 year rate( got it a few years ago when rates dipped). Sold my townhome finally! Capital gains tax and depreciation!

I am very thankful for the large gain I received after I sold my townhome after owning and renting it for 18 years. I made a large amount around $257,000, but a large amount will go to capital gains and depreciation pay back (I don't understand this completely) according to my accountant. It appears the taxes will be around $40,000!! Is there any way to minimize this ? I already have given the accountant a list of capital improvements totaling $15,000. I do not want to transfer for the money to a rental, this has been suggested before, I'm using the money and do not want to be a landlord again at this time! There must be a way to minimize the taxes? It's a shame!

Best place to invest now in 2023?

I'm in the process of selling my townhome that i was landlord of for over 10 years. I will receive a good amount of cash for this sale, since I've owned the property since 2005. I decided it was the right time to sell. I am tired of being a landlord and paying the tax on it. I need a portion of the money for some things, but will invest the rest. I cannot or do not want to transfer it to another rental property. Where to invest the cash now? The stock market appears to be a dismal place to invest now. I have some U.S. Treasury I bonds. Invest in more Treasury notes, and I series bonds now? Invest in a 1 year CD at 4.65%?

Yes you can.

I sell shares whenever I need or want money to spend. I buy shares whenever I have extra money available for investing.

Remember those predictions are worth exactly what you paid for them. Nobody knowns nothing. If you wait for housing to drop in price, the house you live in will presumably also drop in price so unless there is some geographic difference between where you sell and buy you might be no better off waiting until the price of housing drops. Since while you will pay less for the new place you will also be getting less for your old place. Now if you rent I agree there is a greater incentive to try to the time the market but still good luck with that. I laughed when i read this, but you are right. Thank you, I may sell and rent and try to get the new house a lower price. But, that seems like to much trouble to move twice. I am very undecided about ...

I'm 100% stock in my brokerage with Vanguard. My bonds are held all in Treasury Direct , all Treasury note and I treasury bonds. Why would you not sell your IBonds? Those did really well the last few years while stocks are still down around 15% from the previous high. I thought the advice was always to buy low and sell high. There were numerous posts in 2022 about how awesome IBonds are as an emergency fund. You need cash, you have IBonds; there's your answer. I only purchased the I bonds 3 months ago, I had treasury bond's for many years from my parents , they matured in 2022. I cannot touch them. They are doing very well. I would not want to touch them. I've enjoyed reading this real estate thread. I'm in coastal South Carolina. Houses are still way overpriced here now. I am selling my rental townhome (landlord for 17 years, tired of it). I live in my home that I love, but I want to move to another area of the city. I will wait, until this overinflated housing markets drops or crashes near the end of 2023, or later I saw some mentioned 2025 - 2026..... Dilemma, I live in a coastal island in South Carolina that has seen enormous growth lately. People moving here and many commercial and residential properties going up on once a place that was mainly rural. The problem is the city/county did not plan well or plan at all, and they roads can't handle all that has happened. It takes a good amount of time to get on and off the island. Many islanders are upset about it. One lane roads should be two, and two lane roads should be four. The good is I really like my house and neighborhood. I have an outstanding interest rate from refinancing (in those two weeks when it dropped so low) at 2.87%. My mortgage payment is just $1000.00 a month! I have a 3 BR , 2 1/2 bath, 2,070 sq ft. Yep, I agree. Laminate is a better choice. But, I understand, the people like vinyl because it is waterproof. I just put tile in the bathrooms, and you just have to be a little careful. The rest of the house is laminate or real wood. Don't spill water!

Why don't people just use good laminate that looks like wood? I have that on my rental I'm selling and to me it looks better, more like wood, than any vinyl. Also, it feels good walking on it, close to real wood.

All, I have taken the loan from my TSP account. It went smoothly. The only issue is I have to pay the loan back over 5 years and I pay it each bi-weekly check from my issued paycheck. I don't like my salary taking a ding each pay period. So now I want to pay the loan back into my tsp as soon as possible. I am considering selling my townhouse , which I have been landlord of for over 15 years and it's a good time to sell right now. I have cleaned it up, and painted and put in new doors. I think it would be wiser than selling from my brokerage account and taking $35,000 while the market is down. Thank you all for the replies. I do not want to sell the rental to her, she cannot afford to buy it anyway. My tsp loan if I did it would be about 15% of my total tsp value. I don't want to take anything from a down market brokerage fund. I actually hope to keep my rental and continue rental it out after fixing it up, to make more monthly income. I would explore the home equity loan, if there is no pre payment penalty, and pay it back within 2 years when the market rebounds.
Update: I ended up taking the TSP loan (5 year). Will pay it back, hopefully within 2 years, when the market bounces back from the decline.

I'm glad I didn't ask bogleheads about my first home purchase - they would have said no. Home price was 240K - my salary was 45K - wife two small kids - both of us in our early 30's - no savings of any kind - cars owned outright - no major debt - living check to check - borrowed down from parents (10K). I think our rent was 1100 - and that jumped to just under 2k? Wasn't a huge stretch. Worked out extremely well for us. Key though was I felt great regarding my employment and my wife was extremely employable. So being young and employable and smart is key to feel assured you can always make the payments. Finally (unfornately, but trying to make best of it) my wife and are separating and have agreed to several terms under a court contract. We plan to remain friends. I've helped her purchase a townhome and finally, we found a townhome, since she did not qualify for the loan, rather than move to an apartment, we did this. I qualified for the mortgage, and will jointly purchase the townhome. I have learned from my mistakes of the past, and have not touched my vanguard stocks since the market has been on a downturn for the last 2 years. I was able to re-invest to U.S. Treasuries (I series and treasury note too) when my old EE series bonds matured. I bought two 30 years I series bonds for each of my children. They mature in 2052. My question is I would like to move some of my equities to treasury bonds ( a much better place to have investments now!) I have watched the drop over the last years and taken no action. However, I am frustrated, thinking that money in total market and small cap could be invested in U.S. treasuries instead! Want to sell equities to move to U.S. Treasury

I have learned from my mistakes of the past, and have not touched my vanguard stocks since the market has been on a downturn for the last 2 years. I was able to re-invest to U.S. Treasuries (I series and treasury note too) when my old EE series bonds matured. I bought two 30 years I series bonds for each of my children. They mature in 2052. My question is I would like to move some of my equities to treasury bonds ( a much better place to have investments now!) I have watched the drop over the last years and taken no action. However, I am frustrated, thinking that money in total market and small cap could be invested in U.S. treasuries instead! I don't want to move anything while things are down like they are and take the loss. Am I stuck un...

I'm considering selling my rental property, but there are high taxes for both Federal and State I must pay. Is there any way to minimize this? I'm in South Carolina.

I want to say thank you all for the kind helpful replies and advice. I really appreciate this. It's a tough time. I know there's too much to say here so it's impossible to tell everything about the situation. Just know, I am on the deed, and am a co-owner of the townhome until she re-finances. She has owned a condominium before. And, I want to say to you all, there is a possibility of a amicable separation, if you have a higher power involved (mine is GOD). I think I will go ahead a take 1/2 from treasuries and 1/2 from my brokerage account. I have to add the whole reason I am helping her with co-buying a townhome is so I don't lose a whole lot! Ah, thanks for all the replies. I must add the $25,000 is for the down payment on the townhouse. It's half for the down payment and the other half for her to help get things or herself start out at the townhouse. Yes, needed all at once. I'm doing a lot to get the townhouse for her (i'm the one that can get the loan, she cannot be approved). So, I hope this works out. I have the 3 options to take the money out. Everyone seems to be divided. I should create a poll.
A. Take loan from TSP (185,000) ALL in C and S funds , no G
B. Sell shares from Brokerage ($125,000)
C. Sell some U.S. Treasuries ($50,000)
D. combine two to get the funds

Yes, I am co-singing , taking a risk!!! but, the attorney has written very clearly with the court document, that she must refinance and take ownership at a certain point in time 1 or 2 years away. As well, if payments are not being made (she is responsible for monthly payments), then I have the ability to sell the property (since I will own it as well for a period of time). This is why I am hopefully able to keep the money I will gift to her to a lower amount because I am taking this high risk with the co-sign. This raises all sorts of red flags.
