Vacancy set at 10% rent and repairs at 5%.
Newer homes so don't expect big repairs.
Going to be impossible to get cap rates of 8% in this area unless I get a good foreclosure deal.
Rents are just not high enough in this market.
What are some good REITs and typical returns?

I am 90% equity and 10% cash. Stop losses are moved up as market moves up. If stop loss is triggered, I will reinvest when the market shows some recovery. Not perfect but not an insane strategy right?

Net meaning after expenses. Neighborhood is moderate turnover located near a large medical center with many post grad schools. Values are stable not going up but not going down. Demand is moderate. Management is $100/month per property. Job is stable and able to afford the mortgage. Retirement maxed...
