You should have added the additional work and upgrades to the purchase price of the property. When added together this would be the starting point for the depreciation when you start renting the property. Just to be sure I would check with a CPA.

We still have Legos from the 1970s our 2 kids played with. Now we have a hugh pile and our Grandkids play with them; sometimes for hours. Hopefully we will have Great Grandkids and they get to play with them.

Have used Hughesnet for 4 years with so-so results. They have recently upgraded our speeds and allocations. Not many options for rural folks.

Did not have extra monies for bonds nor CDs.

Since 1926 dividend paying stocks have provided approximately 50% of the total market return. How come BH's don't pay more attention to dividend funds such as DVY. Granted the historic return of dividend stocks is skewed to earlier decades, but in the future it could revert to the mean.

I would NOT do the owner financing. Leave it to the professionals to check the buyers credit history, ability to pay, employment history etc. The extra interest you could earn via owner financing is not worth the risk.
