Being retired I recently sold all my individual stocks, some that I have owned for 19 years. The BH's have more than convinced me that mutual funds/ETFs, mainly the 3 fund portfolio, are the only way to go especially in retirement.

You should have added the additional work and upgrades to the purchase price of the property. When added together this would be the starting point for the depreciation when you start renting the property. Just to be sure I would check with a CPA.
