Not really. I see all of the expenses (i.e. landscaping, pool, renovations, etc.) with my friend's homes and it turns me off. I wouldn't derive enjoyment from spending my money in that way. Also, for our lifestyle, the condo is a better fit. We travel alot. It is very easy to leave a condo unattended for long periods of time and not worry about it. Yup, rest of NW is just ETF/index mutual funds and less than 1% in crypto (for fun). We chose #4. We had the same NW at the same age 10 yrs ago, even with the same rent of $3700, lol! We chose #4. We had the same NW at the same age 10 yrs ago, even with the same rent of $3700, lol! We have no children. Our plan has always been to be financially independent at 55 and to then re-evaluate our jobs and decide if we wanted to retire completely or work part-time. We had recently moved to the Bay Area 2 yrs after the GFR. We were new to CA real estate, which scared us quite frankly. Houses were going for 15% over asking with no contingencies and multiple bids. Since we were nervous about tying up such a large amount of money into a SFH, we decided to purchase a condo for $1.1M to at least lock-in/fix our housing costs. I was just in this scenario last year. Even a “simple” surgery can be quite expensive when you add up all of the fees for the individual doctors (surgeon, anesthesiologist), radiologist, facility fee (hospital or surgery center) and lab fees which can be prohibitively expensive. There are teaching/research hospitals that do not offer discount prices if you self-pay. I first found the surgeon I wanted to do the procedure. I looked to see what insurance he and the hospital were “in-network” for and switched to that insurance. Then, I proceeded with the surgery. If I self-paid, the total bill would have been $150,000! By having the insurance they were in-network for, the total charge was reduced to $47,000 (the negotiated rate of the insurer)....

How long does it typically take to close?
I started my refi with Direct Home Lending on Aug 31. All of the paperwork requested was submitted to underwriting on Sept 1 and my rate is locked until Sept 30. But I still have not been contacted for an appraisal yet (however my CC was already charged ). Closing date on the loan disclosure paperwork says 9/27. Will the credit lock be extended (at no cost to me) if underwriting cannot close in time?

Another area that hasn't been mentioned is Jack London Square in Oakland. May apts/condos in the area to rent/buy with parking garages. Flat, non-hilly, very walkable. Lots of restaurants, bars, etc. It is right by the water, next to the marina. Lots of events are held year round during the weekends in the main square. Transportation is great. It is walking distance to 2 BART stations (Lake Merritt and 12th street/Broadway). There's a free shuttle bus during the week to take you up Broadway. If driving, easy highway/freeway assess to 880N/S and 24. Plus there is a nice Ferry you can take to SF embarcadero. It has some of the best weather in the Bay Area, not too hot/not too cold. For my personal situation, I'm not too worried about the 5 year rule. Even when I revisit in 3-5 years, it should still be enough time.

You know I did read the wiki entry, I do try and educate myself a little before I post , but I completely overlooked the spreadsheet! So my accountant was right, it appears it may actually be a toss-up for me. I'll see where my retirement accounts are in 3-5 years, and if it looks like they will generate enough income to push me into the 33% tax bracket, I'll start doing Roth contributions.

I recently saw a similar post on this topic, sorry up front if this is a redundant question. My current retirement plan is a safe harbor 401k/profit-sharing plan, that enables the partners in my practice to contribute to the max (53k). No DBP component :( too costly with employees. Our plan has a Roth deferral option. Currently, I am not separating out my contributions into 401k Roth (after-tax) and profit-sharing (pre-tax) buckets. I deduct the entire contribution, since we are at the highest marginal tax bracket (39.6%) and will most likely retire to a lower marginal tax bracket (either 28% or 33%). Our plan is in the 1st few years of retirement, when we have no earned income, to do large Roth conversions in those years and pay the taxes ...

I am a physician who works in a private practice group. All of the physicians in the practice formed their own S corp. As such, I am the sole owner and employee of my corporation. The practice itself is also a corp. As a practice, we contract with hospital(s) to provide services. Recently, within the past year, the practice now has employees and started a group 401(k) plan. Thank you all for replying. I treat my solo 401k, Backdoor Roth, and taxable account as one portfolio. I just started a high deductible health insurance with HSA 2 years ago. It wasn't until this year I had extra money in the account to invest. I thought it would be easier to treat the HSA as a separate portfolio and not worry about rebalancing by using LS. I guess I need to crunch some numbers to see if it's worth the hassle of selling. I have a hunch it may end up costing me the same either way, but just require more record-keeping with LS.

This is my first post. I've been a long time lurker for almost 2 years now. Actually, I am quite addicted and read the forum every day! I always learn something new.
